Why Didn't My San Antonio TX Home for Sale Sell - FAQ 5

This is a question brought up many times by those San Antonio TX home sellers we call expireds.  Why didn't my San Antonio TX home for Sale Sell the first time (second etc)?  Well, to tell you the truth, the answer could be simple, orsad house maybe not so much.  

I know, that answer seems vague and I don't mean it to.  On the surface and without seeing the San Antonio TX home for sale in question, the simple answer would be price.  Your San Antonio TX home for sale didn't sell because of the price of the home.  That would be the easy answer, but honestly, sometimes that isn't the only answer.  It could be a combination of things such as condition (which, price would be the answer), locationaccessibility and then it may be marketing, (how well and wide was the net cast to attract buyers to your San Antonio TX home for sale?).  

Those are the five things that cause a San Antonio TX home for sale to sell, (and the speed at which they sell).  I am convinced there is probably a mathematical formula that answers this question of the speed at which a home sells to the relative five things...but since I am no math whiz, all I can tell you that given if all things are present and perfect, (location, price, condition, accessibility and marketing), and the stars and planets line up, your San Antonio TX home for sale can sell very quickly :)!

Location is a set thing, since that is the San Antonio TX home you bought and where you bought, it is unlikely that you can move that home to another location.   However, location does play a key role in how quickly your home might sell.  As you well know, there are some parts of San Antonio TX that are more desirable than others, just like in any place.  However, that is not the only "location" that matters.  If your home is located next to New Home Construction for example, you may have a harder time selling your pre-owned home than others.  Why?  Well, simply because it can be very difficult to compete with New Home Builders and some of the incentives they offer buyers.  Location may also play a key role depending on the School District you are in.  As you can see, location is very important while trying to sell your San Antonio TX home for sale.  

Price is by far, one of the most important and most difficult aspects of selling a San Antonio TX home for sale.  Price will be the driving force of your sale.  Where as you cannot control anymore the location of your San Antonio TX home, the price of your home for sale you can.  Most every home seller has an idea of what price they would like to sell their home at.  It's natural to want to profit a certain amount from your home.  However, the price that your home will sell at has more to do with San Antonio TX homes that already Sold in your neighborhood in the past few months, then what you "feel" the price should be at, or how many updates you have done for the home.  Granted, there may be some updates that will help you to sell your home at the highest comparable price, but it is unlikely that your home will sell for tens of thousands more than the highest comparable.  

The condition of your home, all things being relative, will also to help sell your San Antonio TX home for sale.  The bottom line being this, if your home is in great condition and priced right, your home will sell.  If your home's condition is, well, let's say not so hot, and you don't feel like spending money to make it better, then you must price your home lower for the condition.  Price and condition typically go hand-in-hand.  

So, you have everything going for you, location, price and conditioning...great!  However, if people cannot get in to see your home, your home will not sell.  While your home was on the market, did you make it like getting into FT Knox to see your home?  Were the showing times only on Tuesdays between 3 and 4 and buyers needed to have 24 hour notice before they could get that appointment?  Perhaps you set up for courtesy showings, but each time a buyer wanted to see the home, you declined a showing.  Or...my favorite, you let everyone see the home, but you decided to hang around and see if you could "help" the new buyers by answering every question they had, thereby making it an uncomfortable experience for them?  Accessibility is also in your control.  If you don't allow the buyer to come and see the home, or you don't leave when they do come, you may have a hard time selling your San Antonio TX home.

All things being equal, and in your mind, you had the right location, price, condition and you never declined a showing and you are still wondering why your San Antonio TX home didn't sell.  The last and final reason is that no one knew it was for sale.  Your last Realtor® didn't cast the net wide enough to let all those potential San Antonio TX buyers know that yours was the home to buy.  Once we get everything into place regarding price, condition and accessibility then it's my job as your San Antonio TX Realtor® to put your home up on a pedestal and show it to every available and able buyer in existence.  That's part of my job, (but certainly not all of it).  How do I do that?  Well, in an effort to not make this post any longer than it already is, just give me a call and I will be happy to explain to you the aggressive marketing plan that I do for my listings, but rest assured, your home will be seen.

Hi Barbara- :)!  Ok, but my post had to be longer than Price lol :)!  However, I have seen homes that were priced right, but were located next to new construction so it took longer to sell.  Price will fix all of that, but sometimes it is a combination of all of those :)!
