Love the logic here.  Realtors can provide a lot of resources, experience and knowledge.  Heck, I don't want to just list anything, I want to be able to do a great job and sell it for the highest price the market will bear.  Big difference than just wanting listings.

Laura - That seems to be the concensus here - the one with the most listings, is NOT always the best one to list your house!  They tend to just enjoy throwing listings up on MLS and a few other sites and then move to the next seller.  It's truly not 'service' and they tend to have longer days on the market than average.  

Michelle - Exactly!  It HAS to be ready to SELL--as do the sellers!

Charita:  AMEN!  And, I've also learned that buyers DEFINITELY need an agent also!  I had someone comment recently that they've bought and sold 'many' homes in their lives.  Really?  How many?  Calculating based upon a 5-year average, I'd say it's as many as I sell in a typical WEEK--and the laws change every year, if not more often.

I recently listed a home that had been on the market 8 months as a FSBO. I had in under contract in 2 days. I thought for sure the seller would ask for reduction in my commission. Instead, he was thrilled that I could get the home under contract so quickly. Something he was unable to do. Sellers need to understand we have the resources, contacts and experience to get their home sold.
