Leaving the utilities on until the close of escrow

FAQ: Inspections are over and I need to have the utilities transferred to my new residence. Why must I leave them on until my former home sells? Answer: As part of the Arizona contract, the buyer has the right to confirm that the property is in the same condition as when it went under contract. In order to insure that all items (warranted items and non-warranted items) are in proper working order, the utilities must be turned on for the final walk-through. This includes electric, water and gas if the property has gas. I often recommend that the electric be turned off at the main panel and that the water be turned off at the main to prevent any issues when the home is vacant.
