The Importance Of Updating New Construction Photos....Timing It Right

Marketing new homes in Franklin MA is a work in progress.  As the home progresses with construction, the listing agent needs to update all photos.  New slide shows and videos are very important; new photos for blog posts will allow the reader to follow the progress and time their viewing.

Serious buyers know that at a certain point, it’s too late to make changes without the cost of remodeling.  If a builder needs to tear down and then rebuild, the cost is double, if the builder agrees to do it.  There are some builders who will not stop the process to remodel.

There are subcontractors that have been scheduled and if that schedule is changed, the sub may not be available again for weeks.  Timing is very important with new construction, and if a buyer has the opportunity to catch a home with an early frame, changes are easy and acceptable. 

Agents must make a point of frequently updating interior photos of all new homes.  It’s an important task when a home is under construction.  It may be the difference between a buyer purchasing that new home or finding another one at the right stage.

Hi Harry..... when building on speculation, it's always a guessing game.... changes are always common and some can't be made at a certain point....with custom homes, the buyer is there every step of the way, and the plan can easily be tweaked....

HI Tom.... some require the entire cost up front....others just require a work authorization to be signed and payment at closing....

My daughter in law took advantage of out dated photos when she bought her house. The MLS pictures (all 3) had a sani-can in the foreground after 3 months after completion...

Barbara, I am surprised that an;y of them will do anything without some money up front. In the Mack Truck business if someone order a strange spec, we required a VERY LARGE nonrefundable deposit.

Barbara...it would be nice if all new construction listing agents did this.  Sometimes it seems like work has barely started & after a phone call you find out it's nearly complete!

Hi Al.... keeping agents up to date with the progress of construction with a new home is very important.... imagine the shock when an agent thinks they're showing a home that under construction and the lot has a hole waiting for a foundation.....

Good Morning Barbara, I love the way you work. It is so important to change the photos as construction progresses yet I see so many listings all with the same picture of a different home, or a shell of a home in the snow yet it is almost June. Too many new construction agents simply take the easy road. Builders should be taking nbote to use experienced agents who are ready, willing and able to provide teh hard work needed to not only list but sell new construction.

Hi Scott..... it's really not hard work...it's putting the effort into marketing that is required to keep everyone abreast of the current state of construction..... I like to change all the photos every two plus weeks once the frame starts....
