I'm Not Allowed to Answer That Question! FAQ Real Estate Southeast Oklahoma ~ It's Confidential!  While I appreciate the question that you are asking...  I am NOT allowed to answer that question. 

Frequently Asked Confidential Questions that I'm NOT allowed to answer: 

1.  What's the bottom dollar that the seller is willing to accept?

2.  What's the most that the buyer is willing to pay?

3.  Why is the seller selling?  

4.  Why is the buyer buying? 

These are frequently asked questions that I'm NOT allowed to answer even if I know the answer.  Disclosing this information about one side of the transaction to the other side could create an unfair advantage in negotiations.  

Oklahoma is a Transaction Broker State and I work as a Transaction Broker.  

If permission is granted to divulge this information (in writing) or the information becomes public information (but not through me) then I can divulge it.  

But if that's not the case, then the answer is always:  

I'm sorry but Oklahoma State Law does not allow me to answer that.

And they keep asking, don't they? And they try to make it sound so reasonable as in "but then we don't have to go back and forth and waste time coming to an agreement." That was the last one I got from a buyer of a vacant last listing. Answer? Make a written offer.

Buyers like to ask about whether or not a neighborhood is a good area. I hate when people ask me that. I can't answer that question!

Debbie, Oklahoma is not an agency state.  I am not a fiduciary agent.  I work as a Transaction Broker.  These questions are part of the Transaction Broker Disclosure Form that lists what confidential information is.

Rich, Oklahoma is different in several ways from our surrounding states of Texas, Kansas, & Arkansas.  It makes it extremely important for buyers to work with a real estate licensee.  Thanks for the comment.
