Client Invests Equity From Old House, Buys New Home Zero Down

Notice that the seller/buyer, Pat, liked working with a team of specialists.  Peggy was the Listing Specialist who focuses 100% of her attention on listing homes and marketing homes.  Peggy had Beverly, her Marketing Assistant, to implement the marketing plan and monitor the process.

After Pat accepted a contract from a buyer for her home, Patty went to work for Pat, running daily MLS searches for homes that fit Pat's wish list.

When Pat found listings of homes that jazzed her, Janette was ready to meet Pat on her schedule to see what her jazzy homes looked like inside.

Finally, notice that Pat settled on her new home using a zero down payment home loan, and got $1,790 cash back at closing.  That happened because Erick (me) structured her contract so that the seller paid ALL of her closing costs.  A portion of Pat's earnest money deposit was refunded to her at closing because the lender properly structured the loan so as to allow Pat to receive cash at closing.

Pat originally planned to roll $200,000 of equity she gained from selling her old house into a down payment for her new home. 

Her plan to roll the equity quickly changed when our financial planner showed her that her $200,000 would be more useful if it was invested in a sensible portfolio of stocks and mutual funds that would make her money grow into a big, fat retirement account.

Pat chose to invest her $200,000 gain with help from our investment planner, and obtain a zero down loan with sensible terms from our mortgage planner to buy her new home.
