F.A.Q. OF HOME BUYERS AND SELLERS IN GANANOQUE: #9

Should I list my property for sale with a local "mom and pop" style brokerage or should I go with a big box brokerage?

This should be one of the most thought out and serious of decisions but one, that I have found, to be given very little consideration.    Often when a Realtor is invited to list a home that didn't sell previously with the Seller's first choice, the Seller is asked "why did you choose your first Realtor?"

You would be amazed at some of the answers provided:

Oh, my husband played hockey with him when they were kids!

Our kids go to the same daycare!

He's an elder at our church!

She's my aunt/MIL/cousin/dog walker etc!

I used to work with her a few years back!

He just got his license and I wanted to help him get started!

It goes on and on and on . . .

Just once I'd like to hear someone say,

"I asked people in the area who they thought were the top 3 Realtors and then I interviewed each of them to see who we could work best with.  I didn't want to go with the one that gave us the highest list price because I know that is not realistic!"

Good questions to ask are:

  1. What were their results as Listing Agents as well as Buying agents? (they're very different skill sets)
  2. What sales have they concluded in the area in the past 18 months?
  3. What tools does their Brokerage provide to assist in effectively meeting their obligations to buyers and sellers?
  4. Do they rely solely on print advertising or do they embrace social media?
  5. Do they expect to find a Buyer through Open Houses?

It is also important to remember that Realtors from larger, reputable brokerages offer the backing, experience, considerable marketing benefits and access to a bigger database of potential international buyers that only a large company can provide.  (not always, but usually)

Listing your home for sale is one of the most important decisions you will make so make sure the Realtor you choose will do the job in a professional manner and not just share high school sports stories!

I like your list of questions because this will definitely rule out those who have limited experience.

I think regardless of who you work for the public chooses the person not the company.

Charles, you are absolutely right!  I worked for a big name company for six years and then made the leap to a boutique firm.  Every buyer and seller I was working with stayed with me and what really made me laugh was that because I used my own email and website aside from the company's, half the people who bought and sold with me did not even know the name of the brokerage.  It just did not matter to them, it was all about the service and personal relationship I had with them.

I wholeheartedly agree and it is so rare that these questions are asked.  Back in the 1990's, being interviewed by sellers was much more frequent.

Melissa -  it certainly would eliminate those with limited experience.

Endre -  for many Sellers, hindsight is 20/20

Charles -  not always.

Marnie - I agree that once the business relationship is established it shouldn't matter what umbrella we're working under

Valerie -  wouldn't that be a huge step forward in relationships!!!  And thanks for the compliment; that's me Sell Sell Sell ,  LOL

Jeanne -  it is a quaint custom that needs to be embraced onece again!

Thank goodness I have a good past client and referral based business.

I have heard .... " I really want to list with you but my friend, mil, aunt, uncle, new agent, neighbor etc..expects to list my house and I don't want to upset them."

Good list of questions.

Really like your new photo.

Hi Margaret -  I think we've all heard that at one time or another.  I really believe in a referral/repeat business too.   And, thanks for the compliment: always nice to hear!
