You'll need a 'Buyer Road Map'
Compiling a 'home search wish list' featuring what is most important to you and your family when you begin your housing search should be an absolute priority. There is a habit of spending hours on the internet and on many different sites looking and 'lurking' at future home possibilities. But are you spending your time wisely?
What this post will do is help give you a sense of direction on what is most important. The minimum's and the maximum's to finding your ideal home. Most people start their search on the internet and often find they are searching but really not knowing what they are looking at. Working with an experienced realtor (like me!) can help you decipher the 'realtor code' that's contained in the MLS.
So what's most important? I'd like to give you examples of what the basics need to be in your home search parameters.
Condo or townhome?
Single family? Big yard? Small yard?
Children soon?
School district importance?
What style? Stairs? No stairs?
What features? Formal Dining Room? Large Eat-in Kitchen? Garage? Basement? Fireplace?
How many baths?
Handy or not so handy? (be truthful here - if you don't know the working end of a paint brush you're the not so handy type!)
Looking for a fixer upper deal?
How long in drive time to work or major expressways?
Resist the urge to look at everything! Don't bother looking at homes on the internet that you really wouldn't consider based on your basic wish list.
