How does that blue thing on my door work?

The lockbox holds the key to your front door.

An agent has an electronic keypad that will open the box with an infra red beam after entering their identifying security code.

The box does not register who came into your home.  The keypad in the agent's hand, when updated, is what records which homes that agent went into today.

The agent cannot go out the next day, or the next time they need to show homes, without updating that keypad.  So while the registration of who was in your home is not immediate.  And active agent will update their pad more often than an inactive agent.

Usually we can print out a list every day of everyone who was in the home.

We send out a seller checklist with things they need to gather for us, from keys to copies of insurance policies. If they have those all out on the table when we come to see them, we know we have the listing.

A favorite of mine is to stick the sign in the yard and take a picture of it before I go in to the listing. If they don't come running out in the yard screaming at me, then I know I'm good to go. During the presentation you can show the how good your sign looks in their yard on the lcd screen. Oh don't forget after evreything is signed, and on the way out, to give them a "sold" rider to put in the entry closet.

I've done the sign on the way out...but NEVER on the way IN!!!  OMG!  And they say I"M PUSHY LOL!!

I like to bring the SOLD rider with the offer and hold it up when they open the door.  If they say "OH, Is our house SOLD!?!  I should be...the rest is up to you :-)
