Today’s View – May 26, 2012 – Rossmoor – Highrise

 

This is a market report for high-rise apartments in the senior citizen community of Rossmoor (LW) here in Silver Spring, Md. 20906.  At the time of this report (05/26/2012) there is a total of 31 such homes on the market FOR SALE, 17 are under some form of under contract, and another 12 that have sold since the first of the year.

 

One Bedroom

There are four one-bedroom high-rise apartments on the market for sale in Rossmoor at this time. These homes range in price from a low of $75,000 to $195,000, with the median being $118,250.  The days on market for these homes ranges from new to the market this week (2 days) to over six months (199 days) with the median approaching four months (115 days).

 

There are two one-bedroom high-rise apartments in the community that are under some form of contract at this time.   The last know list price of these homes range in price from a low of $77,900 to $86,000, with the median being $81,950.  The days on market for these homes ranges from three weeks (20 days) to just over three weeks (22 days).

 

In the last 30 days, just one one-bedroom high-rise apartments has completed the sales process.  The sold price of this home ranges was $79,999 and was on the market for short of a week (6 days).

 

Two Bedrooms

Clearly a majority of the high-rise apartments on the market for sale in the Rossmoor community are the 21 two-bedroom homes. These homes range in price from a low of $79,900 to $349,000, with the median being $174,900. The days on market for these homes ranges from new to the market this week (2 days) to over three year (1219 days) with the median being just over three months (95 days).

 

There are 12 two-bedroom high-rise apartments in the community that are under some form of contract.  The last known list price of these homes ranges from $115,000 to $285,000 with the median being $152,000.  The days on market for these homes ranges from a week (7 days) to six months (179 days) with the median being over a month and a half three (45 days).

 

In the lst 30 days, seven two-bedroom high-rise apartments in the community have successfully been sold.  The sold price of these homes ranges from $72,500 to $367,250, with the median being $215,000.  The days on market for these homes ranges from short of a week (4 days) to five months (149 days) with the median being over three and a half months (76 days).

 

Three Bedrooms

There are currently six three-bedroom high-rise apartments on the market for sale in the Rossmoor community. These homes range in price from a low of $239,000 to $439,000, with the median being $309,450.  The days on market for these homes ranges from a week (8 days) to over a year (478 days) with the median being over two months (71 days).

 

There are three three-bedroom high-rise apartments in the community that are under some form of contract.  The last known list price of all three homes was $299,000.  The days on market for these homes ranges from over a month (44 days) to seven months (210 days) with the median being over six months (197 days).

 

In the last 30 days, four three-bedroom high-rise apartment in the community have successfully been sold.  The sold price of these homes ranges from $290,000 to $360,200, with the median being $316,000.  The days on market for these homes ranges from short of a week (1 days) to over a month and a half (49 days) with the median being three weeks (18 days).
