caller says: "Hi, I would like to know about the house on 65 Patterson Ave in Mountain House."

Christina agent says:  "Yes, what can I tell you about it?"

caller says:  "I am just looking" etc...

If a buyer is just looking, that is great.  Most of us realtors know that the "just looking" process could take as long as two years.  No worries...

5 steps to "just look" for a house to buy

  1. Find a realtor you feel comfortable with & trust them with what you are looking for.
  2. Get refered to a lender that you feel comfortable with & have them pre-qualify you for a loan (no matter how far out).
  3. Have the realtor send you automated email updates of homes that fit your general criteria.
  4. Drive by homes of possible interest at different times of day & days of the week.
  5. Keep in touch with your realtor & lender with your progress.  They are your eyes & ears for you.

Christina - I'm with you on all but step #2.  Not sure that if my customer was just looking that I would recommend getting pre-qualified.  What if they really won't be buying for several months to 2 years???  I wouldn't want them to take a hit on their credit.  I would however advise them to stay away from large purchases and to keep an eye on different loans and rates that they might qualify for.

Many just lookers also need a same day appointment.  Ain't happenin in my world at least.  I have been making them jump through hoops that take 1-2 days (like getting pre approved and getting me a VOD) before we can even look.  Oh yes and then they must sign a buyer's broker agreement prior to stepping into a house.

Gary - happy to help you.  Use it & be sucessful.  I love that you say scripts.  They are an extremely important tool to help us sound so eloquent. 

Nancy - I appreciate you seeing it differently.  The only two reasons I would do that is because, if someone needs to fix their credit to get the payment/price they want & I don't want them to look at too high of a price range & get their hopes up.  I like your advice about staying away from big purchases, good stuff.

Renee - Same day appt's are tough for me too.  I like that you are doing the buyer/broker agreement.  I haven't taken that step yet.
