Coming soon to a state near you??

Several years ago I received a referral from an old real estate friend from Texas.   The referral was for a buyer moving to New Hampshire.  I reminded her that I work in Connecticut.  She replied. "But it's still in New England and all those states are so little."  She's right of course. Connecticut is a little state.  In under two hours, I can reach Rhode Island, Massachusetts, and New York.  I hadn't thought about that referral  in a long time but remembered it today, as the launching of our new State-Wide MLS is about to happen. 

A Connecticut State Wide MLS has been talked about for many years.  Rhode Island, our little next door neighbor has had a State Wide MLS for years.   As with any good idea, the personal agendas and the big egos usually got in the way.  But last year, the timing was right and the hurdles didn't seem so high after all.  Cooperation became king.  So, on January 10th, we will have one MLS, one MLS vendor, data in one format and one set of MLS rules.  Well, almost.  Unfortunately, there are a few board hold outs.  Lucky for me the hold outs are at the opposite end of the state.  And I predict (it's the Carnac in me) that before the years end, the membership of the boards who are not joining now will force the issue and we will be one happy family.

How cool is that?  

Back to my friend in Texas.  If Connecticut and Rhode Island can adopt a single MLS, is a New England MLS far behind?  After all, those states are so little.

Linda, they had been talking about this for so long that I didn't think it was ever going to happen, I am glad it finally got done. Hopefully the MLS on the Gold Cost will come to their senses, but they probably consider themselves more of a part of NY than Connecticut.

I'd love a state-wide MLS, for knowledge and comparison if nothing else.  I already refer stuff out in my metro area, no chance I'll be driving across the state to sell in an unknown market!  Of course, there is an agent in my market who promotes that she works in NC, SC, and CA...

Sharon - We currently have 11 MLS's in the state.  10 too many!

Bryant - I didn not take the photo but it is one I purchased and use on my other blog and websites.  I really love it!

Carole - Our dues will definitely be going down.  Economy of scale.

Don - Unfortunately you are a victim of the good old boys network I believe.  But I really think the general membership will force a change.  It is going to be great having access to all the listings.

Yes, it is finally happening!   I think 5 years is possible Phil.  Just as the two of you can do business throughout the state, I think more and more agents are going to do that.  For me, I like my little niche.  But having the data from all the other areas is going to be awesome.

Jay - Yes, looking at it from your consumer perspective, a bunch of little MLS'ssss makes no sense.  It certainly doesn't benefit the consumer.

Leigh - I agree about knowing your market.  I, for one, don't plan on doing business outside my niche but sometime you get a special buyer that wants something unique and having access to a wider range of listings will be a real benefit to them

I can only hope that there will one day exist a state-wide MLS in Florida.  Unlike CT, FL is not so small... it takes me about 6 hours of driving just to go north from South Florida and cross the border into GA.  We do have a regional MLS which covers most of South Florida, though.

I forgot to mention... I don't think it's so much the size of the state that matters but rather the population and how transient they are.  Floridians tend to move often, so regardless of the market, our inventory is likely higher than many other states.

Talk about timely; I just received our first ever NORMLS MLS quarterly newsltr online. One of the first things discussed was a joint MLS between several systems, it was pointed out that this discussion has been going on for some time (90s) but now a professional has been hired to handle the issue (!) so the newsletter writer says he feels we are going to see it happen. It would encompass all of NE Ohio all the way down to Akron. I think it said 9 Counties. Very interesting :-)

Congratulation Linda! I am hopeful New York will follow but somehow I doubt it. A statewide service would really make life simple.

Minnesota has announced a statewide (well, one association is still to come) MLS Data cooperative which allows any licensee to log in and get MLS info from the other associations.  I haven't played around with it yet, but it seems like step one to a national MLS created through NAR.  This will be interesting to follow.

Jennifer and Leanne - the first thing to consider are some mergers and at least get it more managable first.  At one time, some agents in CT had to be members of 3 MLS's to service the territory they covered. 

One thing I didn't mention - It took an outside consultant to help make it happen.  He had no agenda or ego and nothing to gain or lose if we went statewide.

Thanks for the post. Working all of New England would be impossible. However, the benefit of a New England MLS would be great for agents, as well as consumers in the area.

Linda a few yrs ago the six New England states did get together and they did discuss it. If memory serves me right the problem was finding one vendor and every MLS's have different expiration dates on their current vendor contracts.

New Hampshire was the first state in the country to go state wide. Although we are a small state.

Would be interesting if we had more reciprical agreements between neighboring States but I guess it is a control thing too.

I belong to MRIS® (Metropolitan Regional Information Systems, Inc. ), which is owned by 25 local associations of REALTORS in Maryland, Washington DC, Northern Virginia, and parts of West Virginia and Pennsylvania.  This does not mean that I, as a Maryland licensee, have any inclination to list and sell homes outside my local area of Crofton, Bowie and neighborhing communities, and I have never experienced an agent or broker from outside the area trying to compete with me.  It DOES mean that I can speak more intelligently with consumers about regional real estate issues.  The sales statistics that are published by MRIS for every zipcode also provide me with a valuable resource for proving my expertise to my client database and for developing articles for my blog (www.MargaretWoda.blogspot.com).

A centralized MLS system works for us!

I could see eventually a National MLS - I've heard California is working on a state MLS there. Once all the little MLS's are done away with what will be the problem in merging especially if we are all under NAR.

There has been chatter about a state wide MLS here in Missouri for years. I think it is something MAR would love to see happen but the REALTOR community hasn't embraced. I for one am all for it!

There is a private company, USCYBERTEK that promotes a statewide MLS, "the Missouri Multi-List". It is widely used and is very, very handy. We have sold or referred many buyers using this site.
