1.  Seller lists property at or near market value in a declining market.

2.  Buyer comes to the table prepared with a current pre-approved letter, proof of funds and the will of patience. Don't foreget giving the lender the true information and making their job easier and moving forward.

3.  Both Buying and Selling agents swiftly address concerns in the negotiation stage.

4.  The lender is expedient and professional.  And know what they are doing.

5.  When eveyone works together:  The Agent, lender, and title company  - to meet the needs of their clients.

Now that's a closing you love to say "job well done to all".
