  • 2HDe stage|advice.

As a 2HDe-mail clientyou will receive the most informationpossible to prepare your property with the least investment! This is the equivalent of having us give you a consultation at your property. However, because the consult would go so much more quickly over emails, any remaining time of the 2 hour consult would be utilized to source rental furniture, decor, accents, artwork, etc all emailed directly to you to utilize! Additional hourly rates are available for further sourcing or arranging trades for any repairs/painting required.

This could potentially save you the cost of hiring one of our professional decorators to spend 3-6 hours sourcing your property specific decor, etc. Now you could get up to 1 hour of hour time for sourcing...free!

Professional Decorators

Our Decorators will make recommendations according to the emails you send us. Each room will be professionally evaluated. Feedback for some may be with simple software tools to sketch out on the photo our suggestions. Other rooms may be mocked up using 3D generating software to best showcase how our suggestions will impact your property. With the time left we will source decor items for you and email photos to you so you will know where you can purchase them and where to place them!

What a difference staging makes!  I sat an open house today for a fellow associate...there was NO staging. The property was vacant....it would have been so much more attractive with even modest staging!

Zina, you are so right. I bet the MLS photos showed even worse. Did you get many stopping in and showing interest?

I can walk into a property and immediately tell if it has been staged or not. It is amazing the difference staging does make. I find that typically staged properties sell faster.  8-)

You must be great with the computer and have some wonderful programs.  I thought of pursuing this and bought some software, but haven't become familiar enough with it to offer to anyone.  It would take me more time than actually seeing the property!  Good luck and keep us informed!

Michael, yep, anyone who's seen a professionally staged property can tell it will sell quicker. What has us stagers here stumped is why so many Realtors don't recommend some staging...just as they recommend inspections!

It would be nicer for you as the inspector to say, there had been a 'blank' issue, but it has been repaired and is not an issue, rather than telling the potential buyers...well, there's some work to be done on the foundation, the basement floor has some spots that are heaving, etc.

Terry, thanks! I'm excited to see how it goes over. I think for property owners who are no longer in town and have a vacant condo or house, it could work well for them.

Also, for someone living where they don't have a stager, they'll now be able to utilize the service of a decorator/stager through email. Something people already do on websites like H&G in their 'ask the expert' sections.

Kim, I'll let you know how it goes. I am so excited to be able to provide this service to those who are not local to their property!

I have always dragged my feet to use my software...I'd prefer to do sketches and draw elevations for free than use the software...it can be frustrating sometimes! But this is such a great service and with my not having to travel for the consult it frees me to go the software route for furniture placement, lighting suggestions, kitchen and bath re-design...and the client will physically *see* what the impact will be.

I'm sooo excited!
