Fences Should Not Limit the Properties you Show

So, you have new clients who are searching for a home. You meet with them and discuss what they are looking for and price range.

Seems pretty common. Three bedrooms, two and a half baths, in a particular area. They want a newer kitchen and a fireplace.

Oh, by the way, they have a Dogue deBordeaux and need a fenced yard.



So, the question for you the reader is......Do you only show them homes with fences?

As a realtor® we are here to be innovative and solve problems and hurdle all obstructions to getting a deal done. We are not to be realtors® for dummies.


I say, discuss with them adding a fence. That certainly opens up many more properties to view. Also, you can use the fence as a negotiating tool. Ask the seller to install a fence as part of the deal after all the other contingencies are met. That way, the price of the fence is in the deal.





Thinking out of the box is important to getting a deal done. There are other obvious solutions such as arranging for the fence to be installed on day one after closing.

If you want to be successful, you have to not let yourself be fenced in.
Those who can not  think out of the box, will quickly fall behind. So are you only going to limit yourself to showing them properties with fences already installed?

Erv- you are so right.  Just think of the properties that fit their needs and wants  that they would miss out on just because it lacked a fence.  You'd be kicking yourself if you found out later that they found a house that didn't have a fence but they loved it so much they were willing to put one in.

I get this a lot as well Erv.  Can't limit the homes just because of a fence.  Always remember to keep the real goal in sight, which is the home.  Fences can be added.

I agree with you. A fence is an easy thing to add, and your buyers can install the fence, in a style that really suits them.

In Albuquerque 99.9 of the homes have fences.   They are the normal and are built by the builder when the homes are built.

So true, if the property doesn't have a fence and there are no restrictions...that is an easy fix for sure.

Hi Erv -- fences are fairly common in our market but if there is a feature that buyers want and there are properties that fit their need except for that one feature I'd certainly talk about it especially if it was something that could easily be "solved".

Erv, I am not limitd by what they ask for, but open to show them the oppotunities to change things to meet their needs. A fence is easily added, as is a kitchen redone when the house is priced for the upgrade.

Erv, you're right and I also agree with everyone.  The most important thing is they'll get the home they wanted and the fence is just an easy fix.  By the way, those dogs are really cute!

Yes, indeed.  We are the only house in our neighborhood with a fenced yard and that is handicapped accessible.  We decided that those were two things we wanted even in our early forties.  And, we have been blessed many times over with both features.

The buyer could put up a fence and there are so many things that can be done after closing and the buyer may miss the dream property if they were that kind of limits.

Erv, this is an excellent point. We should try to concentrate on finding properties that fit our buyer's needs by focusing on things that CAN'T be changed, like location. Fences, that's usually a very easy fix. :)

Part of the issue is that putting up a privacy fence will be $10K - $15K and many people just buying a home won't be able to lay out that kind of cash so it needs to be part of the purchase price thus in their mortgage. I know as the last 2 homes I purchased didn't have fences and I had to lay out the cash. LOL
