Kristin- a Realtor told me that her Buyer couldn't get past the wallpaper in the house, even though the house was everything he was looking for.

Debbie- thanks for the suggest. There will be a buyer for homes like that but the price will reflect the condition.
Scott- absolutely. And rehabbers or investors still don't want to put so much into the property that they price themselves out of the market.
Kathy, I had this question yesterday! Their walls were a mess on the main floor from kids. The client didn't want to paint because the new buyers would only paint anyway! Wrong stream of thought folks!
Kathy -- I've heard this one response as well. Buyers want clean and fresh -- no dirty and dingy. As soon as you list your home for sale it has become a product for sale so you have to "gussy it up" for the buying public.
Kathy, buyer do like to view a home ready to move in, and you are spot on! Funds are usually tight when you move, and the less you need to spend to get the home ready to live in is better, even if they plan to make changes down the road!
Nice comprehensive post Kathy. It’s very important the house is in a condition the buyers will consider livable and sufficient until way later on down the road when it’s convenient for changes to be made, if they even want to!
Kathy, I particularly like point #6. If the house is move in ready but not exactly what the buyers want, it allows them the TIME to do it. Great post.
Great blog post! It's true that buyers nowadays are looking for move in condition. But move in condition at the right price, and not crazy overpriced.

Kathy, Home buyers do fall in love with the homes they want to buy. Unless the buyer is an investor ... taking the time and investing the money to prepare a home for sale will almost always pay big dividends. Hiring the right professionals is the key. Great post!
Another great post, Kathy. Painting a neutral color makes any home look fresher and more appealing to prospective buyers.
Calling all sellers, calling all sellers-please read Kathy Streib's post-while a buyer may want their own color, they are more apt to fall in love with your house if you keep the colors light and neutral-then they can choose to paint, not feel that they MUST!!!
Janice- Many sellers have that same mind-set. And yes there are buyers who will not care about the paint but the seller will miss out on many buyers who do.
Michael- many people like to compare it to detailing your care when you try to sell it. And, it really is a good analogy.
Joan- it's not every buyer who can or will go into their new home and spend $50K+ to do painting and updates and remodels.
Eric- very much likie your post the other day! Buyers don't want to feel as if they're "camping out" in their new home.
Juli- that's it for so many buyers. At least with some fresh paint and carpet, the buyer can live with until they decide what if any changes they want to make.
Jennifer- exactly, you have to know what will help in the sale and what is just overkill for your pricepoint.

Kathleen- and even now investors are going to look hard at how much they will have to sink into a property and definitely take this into consideration with the offer.
Barbara Jo- I am always amazed at the difference changing the paint color can make.
Joanna- you are too funny!!! A good neutral color and fresh carpeting will allow the buyer to move in.. live with the house and see what it is they really want to do.
Kathy, Really good advice. Also some buyers do not have the vision to see the space in another color or setting so by doing that for them it help them with the vision.
Kathy: Fresh paint makes a home look to clean! I also think that when 1/2 of the things hanging on the walls are taken down, it would be a good thing to patch and paint before the house goes on the market - leaving the cans of leftover paint for the new owner.
Also....worn carpet or dirty walls indicate a lack of maintenance. This lessens the perceived value of the home.
As always, beyond informative for sellers to understand the value of painting. To paint or not to paint is no longer a question. Just do it and stay in neutral!

I had a seller a few years ago that had "neon orange " walls. I asked could you please
paint the walls off-white? She was reluctant , but she did with my help.
Donald- correct...buyers today not only want a move-in ready home, many can't "see" the rooms unless it's all laid out for them.
Valerie- We've been lucky in that way. The previous owners of our homes have always left cans of paint for us.
Emily- right on..... it really doesn't have to break the bank either.
Irene- I can only imagine what those walls looked like. A buyer would probably need sunglasses!
