Macomb County MI home sales - a comparison between 2006 and 2007

One of the areas that I have been following is how 2007 shaped up in our real
estate market in comparison to 2006.

I have been pleasantly surprised by what I have discovered in compiling these
numbers for you. Macomb County actually fared very well in the housing market, and
the number of homes sold during 2007 closely rivaled the sales of 2006. The average
total days on market lowered for 2007, showing me once again the home owners in our
area are being better educated by the professionals they choose to represent them.

Sales prices did go down once again, but on an average of 9.2% which is much less than
other areas of our country have witnessed.

The report that I compiled consists of residential home sales in Macomb County MI and
does not include condominium sales. I will provide those sales figures in a separate
report soon.

Kris, It sounds like your area is certainly holding it's own in this market...I hope 2008 is a wonderful year for you.

Kris, I was doing Livingston County tonight but caught a possible error in DOM from MLS. Your area looks better. I'm afraid to look at all of Oakland County.

Interesting Kris, it seems that realistic pricing is still the way to sell homes. :) I think that's great news!

I seriously wonder what 2008 is going to look like next to that green and blue bar graph, my thoughts are the first quarter might be slightly under and the half-year might be equal and then up from there? Is that your thinking or do you believe that most all of 2008 will be up from where 2007 left off? The bar for 2008 over all could even go higher after averaging all the sales for the year? Thoughts? Lance

Lance: Pending sales appear to be slightly higher this month in comparison to January of 2006, so I fully expect to see an increase in closed sales when the month is over. Predicting the future? I'm good, but not that good. Santa didn't bring me the crystal ball this year, even though I asked politely.

Kris, this is why buyers need to go to you for information rather than relying on news articles. Clearly, your market is doing better than many!

Kris, I would love the link for your graph, that is excellent! Also, I was surprised by your numbers, seems the market isn't nearly as grim as people seem to think..... Nice job!

Diane: Our market is still strong, albeit the lower sales prices. However, homes ARE selling and I think the word needs to get out.

Marlene: No, it isn't as grim as the media likes to tout. How is it with your market area?
