Deciding whether to buy a foreclosure property in Fairfax County is not as easy as walking in to the house and saying “I’ll take it.”  Foreclosure/REO properties require more time and negotiation with a third party than buying a resale home.  When you are buying a foreclosure property you are buying the property “as is” with inspections only for information purposes. 

The question of whether a foreclosure property is a good deal will vary and doing the research to compare the properties is a key piece of making an offer.  In one neighborhood you can find new homes that were purchased by real estate speculators that have never been lived in and properties that have been left in deplorable condition by the previous owners. 

Currently in Fairfax County there are 385 properties listed as REO or foreclosure properties in the MLS.  They break down to 153 detached homes, 162 townhouses and 70 condos.  There are also another 104 properties identified as “short sales” which means that the owners currently owe more than the mortgage than the home is valued but the mortgage company has not taken the title to the property,

Cindy, I think it's important for buyers to remember that there are sellers who are not in foreclosure or pre-foreclosure situations, and they often have owned their home for a long time and have lots of equity.  When they put a house on the market, they have to price it right in order to compete with all of the distressed properties.  It is more important to get a good house at a good price than a perceived bargain at a foreclosure.

Patricia-Exactly!  There are a lot of good deals that do not require the headaches of foreclosures but still I get requests to know ONLY about foreclosures.  I keep trying to educate my prospective buyers about the differences and look at all of the options before deciding that a foreclosure is the BEST deal.
