Stop Talking

The very first thing we need to do when meeting with clients and potential clients is to LISTEN.  Listening is something that many real estate agents think they do when in reality, they don't.  Active listening is an acquired skill.  Active listening requires the listener to be present...in the moment and attentive.  It does not mean interrupting or thinking about how you are going to respond or disregarding what has been said and sticking with your presentation.  Listening not only requires you to pay attention to what is being said, but you must listen to what is NOT being said.  And what is not being said could be the most important part if the conversation.

Listen and Learn

If you have listened attentively and actively, you will LEARN a great deal about your client or perspective client.  You will learn about what they really want in their new home or what their expectations are when you sell their current home.  Learn to ask more probing questions so you can get a more in depth response.   Remember, all communication is not done through speaking.  Learn to read body language. You can learn a great deal by watching the eyes and the body movements.  Learn how to use terms that our clients will understand so they will understand the process, the expectations and have a better real estate experience.

Go With The Flow

Lastly real estate agents need to learn how to ADAPT.  Often times we come into a situation with how we think things should go.  And when they don't go our way we become frustrated.  No two clients are alike, therefore no two transactions are alike.  When a shift occurs we should learn to adapt/adjust our expectations, remain positive and do what we can to keep the transaction moving forward.

It's Not Always Easy

Although the words, Listen, Learn, Adapt are simple, it can be challenging to shift our current way of thinking.  You may have a certain way of doing things and want others to conform to it.  But if you are looking to become a top real estate agent in your market, it is imperative that you adjust your way of thinking to include all three.

A very good post.. and one that should be taken seriously  -- active listening is soo important, whether representing the buyer or the seller.  It is important to understand the goals of our clients and not our own goals.

Well said Candy. You summed it up real good. All three worked well together. I would like to add the listening part is not always vocal. You also have to "hear" what is being said, and distinguish between the information being provided. Add as well, reactions, expressions and body language.
