Okay, so our marketing has done it's job for your Warren County home.  You've got a showing appointment and you know why we don't want you there while the buyers and their agent are touring your home, trust us, it's for your own protection.  They've scheduled an hour or more window, and we don't know if they'll show up at 10, 10:30 or 10:55 to start their tour.  They may only be at your home 5 minutes, or an hour if they absolutely love it. 

What can you do with your time?  Your options obviously vary according to whether you have toddlers and pets, so here are some choices:

Visit the neighbors.  Have a cup of coffee, maybe they've got friends that want to move to the neighborhood?

Park down the street and watch your house.  You'll have the inside scoop on the potential buyers and you'll be able to pop back in the minute they leave.  Maybe you've got a book on tape to listen to, and DVDs to keep the kiddies entertained.

Head to the local dog park.  Let Fido stretch his legs and you get some outside time.  Beware the doggie landmines!

Head to a movie!

Go for a stroll in downtown Lebanon.  Have a cheeseburger at Village Ice Cream, cupcakes at Frost or chocolate down at Golden Turtle.  Browse the antique stores.

Ride the Lebanon Mason & Monroe train.

Go to the local library.

Head to the park.  Round of Frisbee golf anyone?  Work on your tennis stroke.  Jog.  Birdwatch.  People watch.

Countryside YMCA or Mason Community Center.  You could spend all day at either and not run out of recreation.

Go chase the little white ball.  LOTS of golf courses in Warren County.

Head to the pool.  Don't forget your sunscreen!

Have you ever been to Warren County History Museum or Glendower Mansion?

Go biking on the Little Miami River Trail.

Kayak or canoe on the Little Miami River.

Got a season pass to Kings Island?  Go take a few laps on the roller coasters or ride the waves in Soak City!

Play a couple of rounds of miniature golf!

Downtown Cincinnati skylineHead down to Cincinnati or Newport.  Aquarium, art museum, Taft, The Cincinnati Museum Center, Cincinnati Zoo and a whole lot more.

Go to Dayton.  Air Force Museum, more art, more museums, more parks, more choices.

Volunteer work anyone?  You can bet the local United Way can give you a long list of organizations in need of some help.

Go to the local nursery and browse the plants you might want for your new home!

Got relatives in the area?  Pay them a visit....although after the 20th showing they might tell you to get lost!

Go fishing!  Armco Park, Caesar's Creek, Lake Isabella.  They all make it easy.

Weekend?  Head to the flea market!  Several to choose from and you can spend hours wandering the aisles and booths.

Outlet centers.  Another place to get lost for days.

Entertrainment Junction.  The kids will LOVE this one.  How can you go wrong with trains?

Try that new restaurant, especially if it's lunchtime.  Prices are cheaper and you'll find out if you want to go back for dinner.

Get the feeling we're just scratching the surface?  You're lucky enough to live in Warren County, so you've got the luxury of MANY choices!   They don't call Warren County Ohio's Largest Playground for no reason!

Great suggestions for ways to explore the community and kill time at the same time. Buyers and their agents can really sense if they are being watched, sop lease don't sit down the street and watch and time our showing from entrance to exit. We can see you....you are not invisible.

We had one seller that would park a block away and watch the people that went through.  I usually recommend our sellers to go somewhere farther away than that.

Randy, DEFINITELY we want them gone.  The flip side is the agents that show up early, that throws everything off schedule.

Kathryn, No doubt, after that 6th pass of the minivan, even someone not paying attention is going to realize it.  I know we've picked up on that behavior before when we're showing homes.  Actually kind of amusing.  Doesn't necessarily make the buyers get done any faster though!

Oh my gosh!  Great minds!  I just wrote a post about vacating the property during showings--it does NOTHING but, bring bad luck!  I took buyers through one last week and I wish I'd had a stop-watch--it HAD to have been less than 60-seconds.  They couldn't get out of the house fast enough.  The sad thing is, that the home is a perfect fit for the buyers' parameters but, this seller lost out.  My buyer decided upon another one; had they gotten a GOOD look at the one the seller remained in, we may be working on a whole other transaction right now.  So sad but, true.

Debe, Buyers are rarely comfortable with sellers there, and depending on what the sellers do/say, even the tolerant buyers can want out in a huge hurry.  It's just not a good scenario for selling a home.
