 Hmmmm...I wonder why it expired?

Let me take a look into this.

As I pull up the MLS expired list...

There is only one picture of the house.It isn't a picture that I can even see the house.

(Note: this isn't the real expired listing picture I'm blogging about)...but it is an excellent example!  

Usually, no inside pictures mean the inside looks bad and not staged or... 

 

My next thought...who had it listed?

Ohhh...I see.

Maybe it's an agent that is possibly unfamiliar with the Internet or might be not good with taking multiple pictures and would have no idea on how to do virtual tour.

I google their name...no website. Undaunted, I check their board information. No personal website there (or email address).

How does this agent operate in the real world?

I'm almost permanently attached to my computer! I have numerous websites, blogs and email addresses, home computer, laptop w/ air card, printers,scanners,digital cameras, dog that tells me what to do,etc...(ok, you get the point. Chanel is a little bossy but I'm the BOSS!).

In a nutshell...my sellers get the best of the best Internet marketing.(At least 85% of buyers find their new home on the Internet)

OK...how many days did all this non-action take? 185 days

Were any documents uploaded for agents to review? Like seller's disclosures? Lead based paint disclosures? NOPE!

Why did these sellers pick this agent to market their house? Are they crazy? Who know?

I just know their listing died.

Poof!

P.S. Maybe I should go knock on the door and introduce myself.

Lizette, I'd knock on their door and advise those sellers of what you found.  I believe they'd be very interested (and grateful!).

Teri - Even REO properties are listed here with an agent. I've noticed that some of these agents don't even give much to their regular listings either(pictures). How do they stay in business? I think I spend way too much time analyzing my marketing for each listing.

Sandra - That's pretty funny! Not so funny when I have an out-of-town client that wants to know about a house and I have to go pre-view and take pics. Then, they don't like it. What a time waster!

Trace - I know the feeling... Chanel really does tell me when to get up in the mornings...and it 's pretty early.

Sally -  Yeah...it reminded me of BB! I still have that expired letter he uses too!

Suzanne- I think I might follow that agent's listings and snag them all as they expire since I already know how bad the marketing is! lol

Julie - Pretty sad stuff that goes on everywhere. I might go check them out tomorrow.

Definitely go knock on their door! I have increased my listing inventory since June from only 2 listings to 17 by chasing expireds. There are sellers out there begging for a REAL agent after a six month listing with no communication, no comparative sale information, and yes, even ... NO PHOTOS! And don't just pick up the phone. Either mail something that will make THEM call YOU, or KNOCK three times on the ceiling and they'll love you!

I'm not kidding. Expireds are the name of the game right now. Just make sure you price it right, as price IS the game.

I find in my area that homes under $100K just aren't given the time of day with regard to multiple pictures, a good description and complete MLS listing.  It's stick a sign in the yard, lockbox on the door and plop the minimum into the MLS.

Granted many are bank owned, but what about the others who are sellers just looking to move on and their house is nice but under the $100K mark?  Don't they deserve 1 or more photos and exposure/marketing for their property?

Thanks for stopping by to visit my blog! Stop by any time.  I just wanted to leave a comment about pictures (or lack thereof) from the opposite side of the spectrum.  As an out of town/out of state buyer, I think the most frustrating part of our search was coming across a description of a piece of property that sounded almost perfect only to find one or two blurry pictures or no pictures at all.  And to add to the frustration, a lot of the listing agents just didn't seem interested in accommodating us by taking/sending pics.  In the end, it was communication with the seller, who sent us a whole series of pictures, and a young, energetic agent who was willing to "hike" the property with us that has helped us to become "Kentucky Bound".  As the old saying goes . . . . . a picture IS worth a thousand words.

P.S.  If you happen to have any clients who are interesed in relocating to Central Florida  . . . send them our way!  We'll be listing in a few weeks and our agent has promised us LOTS of pictures and a virtual tour!

Lizette, how true it is with the one picture wonder.  I like the photos that get resized and the toilet looks a foot high and three feet wide!

Sharon, that's pretty true. It just makes it better for those of us that work hard and market smarter.

Jody- I often wonder about the bank repo ones that get listed with a Realtor. Usually it is just one pic and sold as is. Still it might take a longer time to sale.

Hi Liz! Good to see you stopped in. Good to see you are on the right track to Kentucky! I'll keep you in mind if I have any clients that want to move south.

Kim - I know what you mean. One of our MLS systems (Navica) always distorts the pictures and makes them way too wide. I have no idea why they won't fix that problem.

Lizette, I see it all time time also, 1 picture, very few comments, no room sizes, no sellers disclosures or other info on line and agents say that business is slow or no business at all. If they would just start doing these basic things at least they could stay busy and then they just might sell the property.

Keith - You are exactly right. I know I work hard to get everything done twice on 2 MLS systems and loads of other stuff. I'm never quite done tweaking the listing.
