Should I Get A Home Inspection Done Before Putting My Brampton, Ontario Property On The Market?

house needing repairsIn our opinion we think its a great idea to have a home inspection done prior to listing
your Brampton Ontario property for sale for two reasons.

  •   It gives you insight into what any buyer's home inspector will find and time to correct any and all deficiencies    ahead of time or, at least to be aware of them.
  •    It gives you an opportunity to price out the cost of repairs, if you can't fix them yourself, and to have a true cost knowledge     at an offer presentation if those items come up.


You may be able to walk around your property and see many repairs for yourself but a home inspector is qualified to reveal deficiencies that may not be easily exposed to the untrained eye.   

Some Buyer's will still want to do their own home inspection to satisfy themselves and feel comfortable. Others may accept your home inspection report, which will possibly firm up your deal quicker without a delay of a home inspection.

Al and Peggy I agree it is a great idea, but for some reason I do not see it done much around here.  If more Listing Realtors saw the value in this, we would probably see it done a lot more often.

In theory it would be a great but the cost is very expensive here.  In our area the seller has to pay for the buyers inspection.  Due to the financial cost we don't see or suggest pre-inspections here.

If the home is older one may want to get it inspected before it goes on the market and correct any deficiencies that come up. Some buyers get cold feet when a home inspection reveals problems...even small ones.

Al/Peggy...if they were cheaper I think more sellers in my area would opt for a pre-listing home inspection so they know what's in store and can either fix the issues upfront or make some other allowance(s).

Good advice...I think it's an essential these days, for a seller to be as prepared as possible, and that means knowing what's what, about their property.

Couldn't agree more, itis definitely a plus to have your home inspected before you list so that you know what to expect from a buyer's inspection.  Great advice.

Hi Kids, A pre-listing home inspection  makes a lot of sense especially if the owners have had the home a long time. Issues can develop, and the owners accept them or are completely un-aware of the issues

I agree with the others....if the home is older a great idea to bear the cost and then get the repairs done...we don't see it done a lot here ...but it is still a great idea!!!

Al & Peggy...I think it's an excellent idea. I really think everyone who owns a house, preparing to sell or not, should hire a home inspector periodically to check things out. Inspectors check for safety and repair issues that most home owners don't even know exist. Unfortunately, some have house fires, or problems as a result of neglect. Better to know in advance, just a an annual physical - it can't hurt and it can only make things healthier!
