SHORT SALES IN BOWIE, PRINCE GEORGE'S COUNTY, MARYLAND

Bryant.  There doesn't appear to be any reason for how the homes listed for "short sale" are priced.  Most are priced right along other resales, high.   

TOTOH, most offers on short sales are too low. 

Both the resales and the short sales are priced higher than most new.

Lenn, I price my short sale listings below market value and have been successful negotiating with the lenders.  I have 3 packages into loss mitigators at present.  It is a VERY slow process.

Dan.  Thanks.  The homes SHOULD be priced at just below market.  What I have to do is encourage the agents to refuse to take short sales that are overpriced. 

The tough job for the agents is to get the seller to understand why the house has to be priced below market.  Some agents can do that and some can't.

Fernando.  I have a network of experienced brokers who handle short sales.  I also have a few brokers in my network who do not get short sale seller referrals from me because they persist in treating a short sale like any listing. 

Being an experienced short sale broker takes special skills and training. 

Cassandra.  Indeed.  But, then there are the few that should never have been listed in the first place and they create logjams.
