OCEAN VIEW PROPERTY

I remember visiting a nice home for viewing that had advertised ocean view. That is all I was interested in. So I go the subject property and like many homes situated at or around the beach areas, I don't see the view from the front of the house on approach. But, I am in the right general area

AS THE SEAGULL FLY'S

I enter and it is a nice home and then it hits me. Where is the ocean view? Now I knew where the ocean was. That is not the question. The place was being advertised using an ocean view property statement as a strengh and I took issue with that.

THERE ARE VIEWS AND THERE ARE VIEWS

I got the agent on the phone and after our howdy do's asked him about the ocean view. Oh yes sez him. I said, well where is it? He said, go to the master bath and you can view it from the window in there. I already didn't like it, but technically he was answering my question.

OH...THERE IT IS

I go there and look out the window and there is a beautiful sky but no ocean. I then remark, where is it the ocean view? He sez you stand on the edge of the tub and look out over the home in the distance. I get up on the tub, look out and in the distance...I sight the Pacific ocean.

FIDUCIARY TO THE CLIENT SURE

Are you serious? No response. This is exactly why pure untainted, innocent ethics must go on point. If the average man in the street cannot relate to what we are saying while advertising, then perhaps another look is in order. While we have an obligation to market property for our clients using fiduciary as the glue, we must never forget...

FAIR & HONEST

Fair and honest dealing with everyone else. If you find your self having to tell a story about something you are representing to someone else, that is a good clue that it can be refined. Yes there was an ocean view. Ocean breezes no problem. Fresh salted air all you breath...YES. Walk to beach..ok.  Close to beach...fair enough.

I admire the zeal and commitment of the agent to get the job done. A little balance please.....?

I love this post Richie and you are so right.  I wouldn't even consider that to be Fiduciary to his client.  He is creating an expectation for buyers that are going to be dashed when they see the home leaving them angry and non buyers.  Truth in advertising.  Period.  Suggested!

Richie, how about "hurry, won't last long", the view that is, because a 25,000 SF behemoth has just been permitted to be built on the lot between you and the beach.  We never advertised one as such however a "bay" view was similar to your description with one small window allowing a somewhat obscured view.  What fun!
