Sorry but at this time and in this market taking your time or even thinking it over will not get you a home, it may even cost you the home today. Here are a few factors and terms that you need to be aware of today:

  • Supply and Demand:  The current housing demand far exceeds the supply
  •  Multiple offers and multiple offer status:  Your offer will not be the only one or the first one so make it count and get it in now.
  • Highest and Best:  You may only have this one shot so make it count in your first offer there is no room for a traditional "low ball" offer in this market at all. 
  • If you find a new listing on the market today, move on it TODAY, it may be gone tomorrow.

Hi Robin - You are exactly right!  Unfortunately the media hasn't yet caught on to the fact that prices are inching up because buyers are competing for just a few properties.  We need more sellers!  Meanwhile, if you want to buy, have a realtor help you to see properties as soon as they come on the market and bid quickly or you will miss out.

Susan, we are dealing with the lack of inventory and the mass of buyers here that still think we have unlimited homes and that they can low ball offers and then wonder whay they don't get an answer or the home.  Us Realotrs have to stick together and educate our clients the best we can.
