Question 9. What are the most desirable features Baby Boomers seek if they choose to live in an urban environment?

According to a recent article in USA Today- there is a definite shift in housing development from a suburban focus to compact urban housing is going mainstream. The article reports, "The housing bust and recession have prompted developers to set their sights inward. When property values drop, so does investment. And because values dropped the most on the outer edges of metro areas, developers are paying attention to sites they never considered before."

And it is not only developers who are revising perspectives.Planning guidelines for the US Department of Defense will revise military construction standards. The guidelines call for compact development that incorporates mass transit, energy conservation, and mixed uses with residential housing close to shops and other businesses.

This is a long due change. The way we build is simply unsustainable. Servicing the sprawl is too expensive, and as people, we still better when we are closer to each other, than in a typical suburbia

It is so interesting to have a perspective over a period of years as we watch the real estate market "flow" this way and that...I love the idea of walkable neighborhoods in walkable communities...of a neighborhood barber shop..bakery...coffee shoppe...

janeAnne, my neighboring community in Old Town Lewisville has been promoting

1) walkable and mixed-use community design;
2 )value a community places on the arts;
3 )integration of the built and natural environment,
4) degree to which a community values its history.

They are trying, but I think they still have a ways to go. I recently found a buyer who wanted to get a residential property changed by the zoning department for mixed use 2 for their commercial business. After several months of hard work, we discovered there's too much red tape to go through and my buyers dreams are shot. Now we're looking for something else and it's a drag because they believed in what was being offered:

1) walkable and mixed-use community design;
2 )value a community places on the arts;
3 )integration of the built and natural environment,
4) degree to which a community values its history.

The design is there. New art facilities have been built, integration into their natural environment has been progressing, but the dream will not enfold, at least not now.

I do believe it's the wave of the future and an excellent way to revitalize a city. A city is about the people too!

L.A. is a tough city for the above requirements, since very few areas have everything that you can walk to.  It is a challenge here.
