Derelict and Blighted Buildings in Virginia 

Effective July 1, the state of Virginia will implement a new ordinance affecting derelict and blighted properties.   

 

Under specific circumstances, Virginia municipalities will be able to petition the court to become a receiver so they can repair derelict and blighted properties that have been ignored by their owners. This allows any Virginia municipality to repair these properties and charge the owners.  

 

A copy of the statute is located at Virginia Statute effective 7.1.12  

 

Action Required  

 

Agents and business partners serve as the onsite eyes at the REO properties represented by the asset manager and the evictions specialist.  Please ensure you incorporate the following in your daily workflow:  

 

DO: 

  • Familiarize yourself with the link above and the information it provides.
  • Ensure any postings to the property are immediately scanned into Equator Messaging and forwarded to the asset manager and the evictions specialist.
  • Complete the Health & Safety Checklist to report any imminent issues.
  • Obtain bids promptly for any repairs required to meet Virginia's Uniform Statewide Building Code.
  • Ensure fees are addressed promptly and appropriately.
  • Follow up with the asset manager or the evictions specialist until properties are compliant.  

DO NOT:

  • Let properties sit in a derelict or blighted status while accruing compounding fees.

Thanks for your comments.  Vacant homes in need of major repairs adversely impact the neighborhood.  Municipalities should be taking corrective action.

ROY I work listing and Selling BOA homes and MUST SAY that most of the problems start with the companies BOA mandates to peform the preservation work. They take too long, they do a bad job and often do not do it right. if BOA would simply let the agents use local contractors that would work faster, do a better job and for less money the homes would be in much better condition. I LOVE working with BOA but do not like the preservation or repair process one bit. i wish they would just listen. Have a good night

We have another beautiful day in Maryland. Dolores had to take her Mercedes to the shop to fix the air conditioning which will be much needed.
