21 Comments on Should Sellers to Talk to the Buyers?
Aha! The TITLE of your post is a RHETORICAL question! Of course the answers is no, no, and no and NEVER!
That had to suck to deal with. I would not open that line of communication just for the sake of it going the wrong way. Sometimes I have heard of stories of people that open the line of communication and that captures the attention of the buyer but rarely does that work.
Mary - It was a mess! Some sellers just think they know everything. This time it actually cost them money. We did work it out, thankfully.
Greg - Trust me. They knew better but did it anyway.
Gabrielle - We almost lost the transaction because of it. Thankfully, I knew the other Realtor and we had a good working relationship and could work it out.
"And never the two shall meet". That is my approach and I spell it out to the sellers before taking a listing. Hope you were able to clean up the mess and put the pieces back together again (Humpty Dumpty)?
This is my big no-no. I don't ever want my sellers talking to the buyers or their agent. I tell sellers if they see the buyers car still in their driveway to drive by until the buyer leaves. I also explain the reason to do this. Some sellers get it, some don't.
Dale - I convinced the other agent to bring me back the original offer and we'd take it. Geez.
Tammie - I do too. Some people just don't understand how much damage they can do to themselves.
I've only had buyers and sellers meet when everything was going to hell in a handbasket anyway and it was the break-glass-in-case-of-emergency answer. In those cases it works. Not a great thing to do at the beginning of the transaction though.
Chris Ann - yes, I've done the same thing. Sometimes they grow to dislike each other and need to see that the other isn't really a horse's butt.
Hi Connie. Somebody always lose when the buyer and seller get together.
Karen - Livid is an understatement. Good thing I've had lots of practice of holding my tongue! LOL
Conrad - It's just not a good thing.
ha ha, been there, done that. Not a good idea!!! Thanks Connie.
Cindy - No joke my friend!
I hate it when that happens. Sellers all most always think they have some valuable information to share with the buyers. Let the agents give out the "golden nuggets."
Adrian - I agree. It's what we're trained to do.
I recently attended a buyer/seller meeting. Buyers had some specific questions I was there and I always got the "can we answer that one" glance befire they opened their mouth.
Tammy - At the least, they were conscious of the fact that they could say something wrong.
A very good reminder for home sellers to refer all questions to the listing agent.
Have a great day and a very special weekend as you enjoy the days of summer with your camera in hand.
Connie I can assure tou I counsel my sellers about talkingm but it doesn't always register
Roy - I was doing just that last weekend! Time without the computer on the beach!
Karen - You're right. They don't always listen.
