Home Staging Tricks, Tips and Suggestions From a Morris County Stager

Don’t wait until your home has already sat on the market to prepare it for sale. Moreover, in doing so you’ll have less stress and work when it comes to moving day so it’s a win-win.

Put some elbow grease into cleaning every space in your home, focusing on bathrooms and the kitchen. Every space looks and smells better when it’s sparkling clean.

Think clean, crisp and light. Take down heavy drapery and show off your windows. Buyer’s love light so let it shine in. Use white sheers to mask an unsightly view while still letting the light shine through.  

Reduce the amount of furniture and keep only what you absolutely need to open up the space and show off the room’s square footage. If you look at high end hotel rooms which are designed for the masses, they have a minimalist, spacious, streamlined look.  

Paint if it’s been a while or you have taste specific, bright colors. By neutralizing the wall color more buyers can envision their furnishings, especially art and upholstered furniture. Moreover, nothing brightens and cleans up a space than painting.

If you have hardwood floors remove large area rugs and show them off. Today’s buyers love hardwoods so don’t hide them. Staging always focuses on the home and its architectural feature.

Store taste specific art. If you have very contemporary, abstract or traditional art change it out with more neutral pictures like landscapes, black and white photos or a floral canvas. Take down small grouping that are distracting and replace with one larger piece of art.

Add lighting to dimly lit rooms. Lighting is one of the most overlooked elements in design and staging, yet one of the most important to set the mood and see the space. The best combination is sunlight, overhead lighting such as a chandelier or recessed lighting along with a few table or task lamps.

Kristine, I had a client recently paint their home before putting it on the market. A home stager came through and said it was "vanilla". Although it was obvious she didn't care for it, I was thrilled. The previous colors had bright blue everywhere. The kitchen was red. It look terrible. That "vanilla" house sure got a lot of showings and ended up selling for close to list price.

KG~one of the points you make is about lighting. I have a little cabin that doesn't show well without all of the area lighting that the owners have deftly placed in strategic areas to make this spot really "shine". I go in and turn all of the little Tiffany-type lights on, and lights in the kitchen (even over the stove) as it helps. I have never been a fan of overhead lighting--and it can hurt sometimes when photographing. To me, it's about ambience. I even got to take some outside shots of this little piece of heaven on a rainy day and the light inside helped add that feeling of warmth just inside.
