Home Energy Efficient Mortgage Understanding, one of the many questions which folks ask me about, if I can help them with understanding what a Energy Efficient Mortgage is.

First folks should understand that Energy Efficient Mortgages are separate and different from incentives and rebates they have heard about. Home Energy Efficient financing is back by the National Mortgage Association which allows homeowners to finance the energy upgrades they want to make to their home, through conventional Mortgage financing terms. There are two different types of financing and they are as follows, there are Energy Efficient Mortgages which are for new construction homes, there are Energy Improvement Mortgages which are for upgrading existing homes.

Home Energy Efficient Mortgage Understanding, Through rating recommendation and a cost-analysis through a Certified HERS rater, the energy upgrades which folks want to make, can be financed, to maximize their cash flow and opportunities. There are also a multitude of incentives and rebates that are available which are aim to help spawn more awareness as our Great Country moves towards being more energy conserving minded and have more independence. Many of the incentives and rebates that are available, require folks to have the capital or financing in order to complete the energy project before the distribution of the funds.

Current Federal and State Tax incentives that are to help reduce folks payback time, known as ROI - Return on Investment for the energy improvements which folks decide to make to their home. Folks sure will want to be sure to match their needs with the best opportunities available to them. Seeing that doing Energy Efficient upgrades have many different benefits for folks, the Mortgage Brokers Association have created programs which make doing the improvements more financially attainable.

Home Energy Efficient Mortgage Understanding, those programs allow homeowners to finance the Energy Efficient upgrades they want to make, through loans against their homes. Folks want to remember that the qualification revolves around the repeatable and quantifiable savings projected by a Certified HERS rater through the use of Energy Modeling Software. Thorough testing and verification is required before the money will be approved and funded, folks that is easily obtained thorough the right avenues.

These loans seem like a great idea. More people should consider them. A well insulated home that lowers utility bills is a home you should be able sell for more money down the road.

Dale, We are getting the word out about the EEM's here in Reno. It's a hard sell at first but the people who do them love the results. The best part is the savings in utilities offset and often beat the extra you pay on the loan.

I think your blog is featured and Congrats for that. This is an excellent article about energy efficiency financing. I have heard of the home improvement programs but I have yet to meet or know someone who actually was able to get the financing. Personally i think it is a great idea especially for older homes which need energy updating but the improvements would break the consumers bank if financing was not available.
