How is LOOKING FOR A HOME Like Ordering an Ice Cream?

One of my favorite things to do is to keep my clients Happy. While out showing homes to a FIRST TIME BUYER here in the MANCHESTER NH area, the buyer had commented on how she read about how good the Ice Cream is here in Manchester. She said that you just do not see ice Cream stands make their own Ice Cream anymore. This particular buyer got pre-qualified but provided a very long list of homes they wanted to see.

Sensing we needed a break and the fact she mentioned how much she likes Ice Cream, I took her to MY favorite Ice Cream Stand which is the Puritan on DW Highway in North Manchester. It was early afternoon on a workday with school still in session and there was already a line.  She looked at the long list of flavors with her eyes wide open. She quickly narrowed down through the favorites of what she liked and chose her favorite.

As we sat on some large rocks eating and talking it came to me. Choosing the homes you want to see is alot like choosing which Ice Cream Flavor you will order. You know what you like, you know what you don't. You toss aside the ones you don't and quickly scan through the flavors you like to choose between 2 of your favorites. Why then on your wish list for homes do you want to see, did you include even homes you do not like?

We looked at her list and went back through the MLS sheets, she discarded older homes she did not want, she discarded homes that need to much work, she discarded short sales becuase she needs to close in 30 days and poof a reduced list of what she does like. We headed back out and saw 3 homes. She found her dream home and made an offer.

The moral of the story is to know what you want and communicate it to your agent. To help in your search for a home you should start with a full time local agent to work with. You then need to get pre-qualified with a local and trusted loan officer. Here in NH our cities are not as large as say Boston, Miami or San Antonio so it is possible to be in 10 different towns within a 15-20 minute drive. Each town or city has pros and cons to consider.

a. Prepare a list of the towns/cities you like.
b. Prepare a list of any specific neighborhoods you want to move to.
c. Furnish your agent with a list of what condition you would like the house such as in new, good, average condition or can need work etc.
d. Furnish your agent any must have features such as a garage.

Once you get a list of the homes that meet your criteria, my suggestion is to drive by them before you go inside. Narrow down the list to go inside only the homes that meet your needs. My best tip is to act quickly when needed, area's such as Manchester are experiencing a decrease in listings and an increase of sales. Homes coming on the market are often out under contract very quickly.

This is a great analogy. I find with working with relocation buyers that their list of homes to see really has only a handful that they are really interested in. They simply feel like they have to see all the options. It can be difficult for most people that are not from the area to make those cuts too early. Being patient is the key.

KAren I agree, patience is key. I have to say that most relocation buyers do want tio see everything but limited time usually forces them to consider neighborhoods and homes that DO meet there criteria and soon have to dismiss the ones that dont.

Hi Scott - Excellent analogy and some great advice that I wish we could get several current clients to take - but at this point they can't decide if they want ice cream, a starbucks, or just to use the restroom at 7-11.

Dick, usually I have them decide before i take them to all of those places.  This buyer had no clue what what neighborhood was like compared to another and wanted to see them herself. So we did, When she took a breathe and realized it was too much, Ice Cream solved the day and brought some clear thinking and we got results.

Scott, great advice all around. Driving through the neighborhood first before going into any homes is important, especially if you have a family. It's wonderful that your client found her dream home once she really narrowed down what she wanted.
