How many homes must one look at before deciding this is the one?

Although the inventory of home for sale in Brevard County, Florida is down, there are still plenty of them to look at out there.  Today there are 850 active listings for 3 bedroom 2 bath single family homes for sale in Brevard County!

The answer is - It all depends on things like...

  • Whether you have identified the real target area (if not the neighborhood at least a general area).
  • Whether you have identified the real budget - not some pre-approved up to maximum amount but what you really are comfortable with spending.
  • Whether the mandatory "must have" characteristics have been identified.
  • Whether a home owner association is desired or not.
  • Whether you have a time frame established (if it is a 30-60 day requirement then a short sale should not even be looked at!).
  • Whether you are willing you do some cosmetic repairs or want "move in" ready.

The above characteristics are not the only variables that will decide how quickly you will find "the one."   Each buyer has their own list and must be able to identify the criterion early on.

Finally, the number of homes one must look at will be greatly influenced by this...

  • Whether your real estate agent understands the factors you consider most important and is familiar with the area you are wanting to purchase in.

When buying a home choose a real estate agent who knows your target area and who will listen to your requirements.  Do not underestimate the importance of having a real estate agent who knows your area of interest.

When you are ready to buy a home in Viera, Suntree or Rockledge, Florida, call me.  I know the area!

I like what #8 has to say. The most amazing agent that I know (with most of his clients) can show 3 houses and always write an offer on one. He really identifies what the buyer wants before getting into the car. It's a gift.

Being able to identify the type of home that will work for a buyer customer is definitely a skill that is so important to develop.

Hi Gary, If buyers change their search criteria, and circumstances, they need to inform their agent. To often agents will show buyers exactly what they said they wanted, but the buyers still are somewhat reluctant to make that decision. When you ask them, why those homes won't work, you find out they omitted something in their criteria, or the failed to inform their agents.

Hey Gary,

I have been very fortunate to find buyers what they want and the buyers get the remorse blues before we even get a signed contract.  Sometimes it's too many opinions from people who are not buying but making recommendations to the buyer.  Good post.  Thanks and best of success to you this year!

Gary:  That homeowners association is not just about a bunch of rules but about costs and involvement.  Some people just want a home in all of the traditional definitions.

Gary, definitely identifying the area or areas is number one, then the house part usually falls into place. Great post, congrats on the Feature!

Gary,

It all depends.  This year I've had Buyers see only 4 homes before they put in an offer and others have looked at 40.  It's a whole lot of factors.

All the best, Michelle

Gary, We've had the whole spectrum over the years.  Buyers that know EXACTLY what they want, have done their homework, and can narrow down within a handful of homes.  Others are like butterflies, with random courses and don't know what they want.  And sometimes we've gotten so far into it with them there just doesn't feel like any turning back.

Gary, one of the worst kinds of buyer clients is the one who says "I want to see everything out there that's available." Those are people who don't know what they want.

Gary -- It is important for the agent to control the process.. and as noted above, one good way to do this is through a buyer consulation.  It works most of the time.

At the end of the day, the buyer needs to be ready to  buy. If they are not really ready yet, then they will look at many many houses!

Gary - It's important that an agent can help the buyer narrow down their choices by helping them to understand what they're looking for.  Knowing the area is important, and it's important to ask the right questions.

Gary, working with buyers I have expereinced 'both' sides - someone bought it at first go and someone took years. Yes, it is difficult to predict but as Christine said in her comments, narrowing down the choices is the way to go. After all, I believe buying a home is a process of elimination, not selection.

I find the more engaged the Buyers are in the election process for the showings the quicker the search becomes.

Christiansen Team - Thanks. It is a simple case of knowing your buyer.
Michael - Thanks. Have a great week!
Sheila - Thanks... the old "X" factor should be on the list as well.
Rob - Two big ifs, thanks.
Richard - Thanks. The quicker the better. Why waste time and gas!
Paula - All the facts and with all the information available buyers have resources. Thanks.
Eileen - It is all about the client connecting with the right agent,
Doris - Thanks!
Richie - Sounds like the "X" factor...you just knew it. Thanks.
Hey - I made it big...got spam!
Chuck - I can see looking at 5-10 to find the right one.  I think when it comes to 20+ they have no clue what they want or their agent is not listening. Thanks!
Carla - I guess the key is suiting the search to what the buyer needs - choices or just the property that fits their description.
Sandy - Thanks.
Cheryl - You're right. Narrowing down the choices by doing the work up front is key. Thanks.
Karen - Ahhhh...the "X" factor as several have mentioned. Thanks.
Robert - Until they know what they want it can be a challenge.
Kathy - That is it....when the buyer is clear the choices become more limited and increase the chance of finding the one. Thanks.
Wallace - Online is a great resource to eliminate and identify the wants.  Thanks.

Norma - Great when they love the first one....the key is they love the last one you show. Thanks.
Than - True. Thanks.
Bill - The right price range is key. I don't mind showing 20 as long as the last one is "The One!".
Sonja - The "Musts" have spoken. Thanks!
Lawrence - The internet can save time, gas and frustration. Thanks.
