FAQ about Broward County Real Estate Taxes

Many local residents are having questions about Broward County real estate taxes around this time.  Here are some frequently asked questions and answers that should help demystify property assessment and tax collection for those who are unfamiliar with the process.

How do I contact the Broward County Tax Collector?

You may contact them at 954-831-4000 or revenue@broward.org. Their website is here.

When are tax bills due?

The Broward County Tax Collector mails tax bills the first week of November.  They must be paid in full by April 1st of the next year in order to not be considered delinquent. 

I'm a new home owner.  How do I estimate my property taxes?

Use the New Home Buyer's Tax Estimator for help.  The year you purchase the home, you inherit the exemption status of the seller.  The next year, your home will be reassessed based on your purchase price and local home values.  At that time you will need to file for a homestead exemption since the seller's exemption will expire.  

How often are properties reassessed?

All properties in the state of Florida are reassessed every year in accordance with law.  January 1st is the statuatory date for determining an assessment.

Why do my taxes cost more this year?

If you purchased your home last year, your taxes went up this year because your home was reassessed according to what you paid for it and what other nearby homes sold for.  If you did not recently purchase your home, the prices could have gone up because your municipality raised taxes or fees.  More details about this are available here.

I disagree with my property assessment.  How do I appeal?

The appeal due date is September 18th.  You must appeal to the Value Adjustment Board (VAB).  For more information, click here.

I want my name removed from the property search on your website.  What should I do?

Because that is considered public record, you most likely cannot have it removed.  If you are a qualifying "at risk" government employee such as a police office, fire fighter, public defender, or one of several other positions, call 954-357-6850 to discuss having your information removed.
