The information here is VERY preliminary.  With May's month end last Thursday evening, not all closings may have been reported and recorded yet in Cincinnati MLS.  Three business days are allowed to make any status changes, so additional homes may have moved from Active to Pending, or Pending to Sold. All numbers are derived from Cincinnati MLS information.

Warren County Preliminary Summary:

Number of Homes For Sale:  1563 (UP 31 from May 3)

Number of Homes Under Contract (Pending):  478 (Down 17 from May 3)

Number of Homes SOLD:  252 (UP 54 from May 3)

Average Sales Price:  $199,005 (DOWN from $208,700 May 3)

Overall we consider this to be positive news.  Not a massive swelling of Active inventory from May to June, although there are still homes just starting to come on the market (we'll have a new listing next week for example).

The drop in Pendings is more than compensated for in the number of SOLD homes, although that's still a massive number of homes under contract!  We're still close to one quarter of all homes on the market having an accepted contract! 

And average sales prices will vary.  Have either end of the market (investment or luxury) be extra active and the whole index moves with that activity.

Of course, the amount (or even presence) of recovery is dependent upon local conditions, and Warren County isn't one solid, uniform market.  Each town and township, each school district and sometimes even a particular subdivision has its own dynamics.

Dorie, We'll really break it down at the city level next week when the data is finalized, but like to provide a top level report.  Nice to see good trends continuing!

Jan, You bet!  And we had a break in our schedule, so drove down to Cincinnati's Coney Island park for the annual Summerfair.  300+ artists with works on display and for sale.  The entire spectrum of items for sale.  We've got a couple of gifts done and a little something neat for our home too.  PERFECT weather today too!

That is some good news for Warren County.  Look at all of the pendings :)!  That will make June's number of Solds (as long as many aren't short sales) really jump up.  Looks like Warren County Spring Real Estate Market is holding up just fine :)!

Leslie, The good news about our area is we never had the huge appreciation, and accordingly we didn't have the severe drop that some areas of the country experienced.
