The 1st STEP MAKE THE EXTERIOR WELCOMING AND INVITING . Now that you have chosen the BEST agent in the area, you have priced your home correctly, it is time to get ready for showings. Virtually all buyers will drive by a home first and in mere seconds decide if they want to view your home or keep driving. Without a showing there can be no offer. Without an offer than can be no sale.
a. FRONT LAWN: Your lawn should cut, trimmed and hopfully green. A plush lawn that appears well cared for will make your home stand out.
b. BUSHES: Your bushes should be trimmed and neat. Pick up the trimmed clippings and discard.
c. MULCH BEDS: Your mulch areas should be fresh with new mulch and free of weeds.
d. TREES: Your trees should be free of dead or hanging branches. In the fall rake your leaves often.
e. THE FRONT DOOR: If you have a screen/storm door it should be free of dents, be able to close properly and not have broken glass or ripped screens. It is often the first thing the potential buyer touches when they arrive.
f. TOYS: Pick up the toys and store neatly. You do not want your yard looking cluttered or anything that could be a trip hazzard.
In conclusion Selling your home can be a wonderful process. Avoiding agents who do not work with you through each step of the selling process is a good start. Most home owners whose homes do not sell during the first 3 months of the listing term do not sell because of price or a lack of attention from your agent. By having a Local agent who works full time, offers full service and knows yoru market, you can get the advanatge of being properly priced, properly marketed and with me, in most cases sold quickly and the best obtainable price.
