Hi Jan, I work with a lot of investors and with declining inventory and slowly appreciating prices, the "cash flow" investor is having a hard time finding investments here locally. However, I still think it is a great time to buy for the long term.
Gene - Thanks for your vote of confidence! Yes our market is recovering and prices are going up. There are still lots of great opportunities in the Phoenix area. Mesa has a some great tri-plex and four-plexes that make great investments as well. Still, time is of the essence. Thanks again and have a great day!
Kathy - Yes, the investor window of opportunity is slimming down on the low end here, but still some great properties out there. I'm seeing lots of fix and flips on the low end. And am sitting an Open House today for one of the upper end fixers. Have a great Sunday and thanks for commenting!
Jan - a very accurate split of the 2 types of investors! Having a "team" to work with on all aspects is what really sets apart a seasoned investor and a newbie!

A seasoned investor will also know HOW to work with agents so that both parties efforts are efficient and ultimatlely profitable. It is amazing the way I see some of my fellow investors communicate with agents and then wonder why the relationship does not work out!
