In What Type of Golf Course Community Should I Buy?


If you are a golfer and looking for a full time or seasonal home on the Treasure Coast of Florida, you should consider the following information to help you decide:Martin County Golf Course

We have three basic types of Golf Course communities.

1. Mandatory Equity Golf Communities:
In these communities, it is a mandatory buy into the golf club when purchasing a home in this community.  Currently Piper’s Landing and Harbour Ridge are two examples of this type of community.  Buy in fees are typically refundable when you sell your home.  Often there is also an initial non-refundable capital contribution when purchasing a home or a condo.  The monthly HOA fees are also typically higher, but include most if not all the golfing fees.  Membership numbers are kept low to insure excellent availability of tee times for all.

2. Voluntary Equity Golf Communities:

One does not have to be a member of the golf club to live in these types of golf communities, but will not be able to play the course as a non-member (with some exceptions where the club will allow a limited number of rounds during off-peak times).  Occasionally, such communities may have an initial capital contribution fees as well as some social membership requirements for the clubhouse, but these vary from community to community.

3. Non Equity Golf Communities:

In these communities, the golf club is typically a public course, though memberships may be available to secure preferential rates and/or tee times.  Both residents and non-residents can play these courses on a first come first served basis.  Typically, these golf communities have the least expensive HOA fees, but all golfing fees will be extra.

golfer and want to play just about every day, take part in tournaments and other social get togethers and will be spending enough time in your Martin County golf home to justify the expense, an equity golf club community might be the right choice.  Similarly, you might want to choose to live and join a voluntary equity golf community.

If you are unsure of the expense of equity membership, you can choose either a voluntary equity club and not join the club or a non equity community and play the public course at this or any other public courses available.  You may have a bit more difficulty getting reservations for the tee times desired, but if not playing that much or for a limited season, this may be a more economical option.
