FAQ #2 - Can I Get a Texas Vet Loan?
San Antonio, Texas has an extremely large military population of active duty and retired personnel, and it is common to hear a veteran ask, “Can I Get a Texas Vet Loan?” Many of them may have already heard about the excellent benefits that Texas has offered all of the veterans, who have decided to name Texas as their place of residence.

Texas Vets LoansTexas Veterans Land Board offers loans and other benefits to any Texas veteran, who has served on active duty or reserve in any branch of the U.S. Armed Forces or the National Guard, and has not been dishonorably discharged, and claims Texas as a primary residence. Even spouses and dependent children of a Texas veteran may be eligible for certain benefits. To see if you qualify, and are eligible for a Texas Veterans Loan, check out the website for the Texas Veteran Land Board. Answer a few simple questions, and you will be on your way to being able to apply for land loans, forfeited land sales, home loans, and home improvement loans. These loans offer very low interest rates, and can be used in conjunction with your VA, FHA, or conventional home loans.

One of the issues I have with VA is that in those state where co-broke fees can be as little as $500, the VA still requires that the veteran pay no portion of the buyer agent fee.  If the Veteran goes directly to the seller's agent that agent has to look out for the seller NOT the veteran.  FHA dropped this requirement years ago, but VA has not.  Is there anything you can do about this?

Hi Joan. I believe you are speaking about what we call in Texas, the "Non Allowable Fees". These are fees that the VA will not allow the veteran to pay for a loan. If the sellers sell a home to a veteran, the seller will normally have to pay these "Non allowable Fees", which are usually charged by the Lenders.

Is there anything that can be done about? These are changes that only our elected officials can address. I doubt if any politician will try to take this privilege away from any veterans.
