Nice explanation, Rose. I don't think many non-professionals understand this concept - and they really should!
Rose, you are so right. It is difficult to convey the importance of representation in a real estate transaction to buyers. I believe this is because they are not familiar with the process and all the "blips" along the way.
And then there are the ones who have an agent and call you anyway to show it as their agent is "too busy."

Great post! Going from listing agent to listing agent to look at homes is like running through a field full of land mines with no map, no equipment, no protective gear. Only after your leg is blown off do you look back and go - what went wrong?

Hi Rose, Excellent blog! Why do people think they can get the best deal from the seller's agent? Wrong thinking! :)
Presenting the Buyer's Representation Form will cover agency and intermediary. It would be a shame to lose a prospective client simply because they want to look at one of your listings or one of your office's listings. Often times, they end up buying an entirely different home than the one they called on. And a lot of times, its not one of our listings. ☺
Once we know their needs, we can help them find the right home.
Rose - I have to agree with Joni. As the selling agent, you can work as an intermediary ,or, if your listing isn't "the one" you can help these buyers find their dream home.
