I have been selling homes over 11 years. Almost from the beginning I realized I had a natural talent for showing people homes and after they had viewed 4-5 homes, I could go out and find them a home they love. I know the inventory so that helps. I also feel that listening is good and asking them questions.

Twice this month I found people homes when they had left our area. They put in their offers and then when the offer was accepted, they came and viewed the home and loved it. This is a bit stressful for m and for them and I do not recommend selling people homes they have not seen, but in a tight market with good deals going fast, this has worked for me.

I have had a few like that over the years, one actually never saw it until they owned it as the market was moving fast and they had used up Vacation time on some that were not excepted. They had a home inspection and I took pictures of every nook and cranny, they were very pleased.

Hi Lori, I can definitely understand in your area, where I am sure you have a lot of buyers looking for second homes, the need to write offers sight unseen.  It really helps if they can see a few homes while in the area, so you can get a really sense of what they like and dislike.

Hi Lori,  In a destination market like ours it is pretty common for an agent to find a home after the buyer has left.  Mostly it works out buy once in awhile it goes sideways !
