Here's the campaign we came up with... give us some feedback!

Step one:  Prepare new comp's for your seller(s).  Email with a variation (Yes, personalize it to your language) of the following.

"Mr. Mrs seller,

As your realtor, one of the most important services I provide is to continually keep you up to date with new listings competing with your home, along with new open escrows and closed sales prices. Please review the following information.  I'll I'll call you tomorrow to discuss,
