Finally a great client is closing today....4 sales and many promises from brokers, buyers, loan officers and many other unprofessionals....no wonder why the public does not care for Agents...needless to say I am happy this one is behind me...but what does one do...do you win the War and loose the battle..do you move on...do you try to steer the ship right...what I do is learn from it and continue to update my seller client as much as I can..and for that I just received a great email from them detailing this happy ending...We move on.....and that what it is all about!

Good job Jay. What you did is exactly right, keep moving forward. Keep the sellers focused on the end result and stick to it till the job is done. My best long term customers are the ones I have the most difficulties with getting their properties sold and closed. One of my sellers it took SIX buyers to finally get one closed. Unbelievable. It became a game after a while. We would  laugh when we accepted another deal. Great Seller. I still get referrals from him. But you know once you do get the job done, that is what the sellers remember. The end result. Great job Jay.

Not only is it important to be in constant communication with your buyer, but to be the source of the source, not the source. i.e., The buyer'a agent told me that the lender is faxing documents today, not The lender is faxing documents today. Don't take ownership, but pass on who said what. Then it if doesn't happen, it's not you who said that it would.

Jay you must be relieved, I know I would be. I think the only thing we can do is keep in contact with all parties involved, buyers, sellers agent, mortgage company, title company, inspectors etc.....There is not much we can control but if we stay on top of things we feel like we are in control and we know what is going on.

Much appreciate your input...my seller is thrilled that it is over and I am happy for him and his family....the experienced gained is truly valuable and I can share this with others so they can understand how Massachusetts is so difficult in conveying property!

Jay, why is Mass so difficult to convey property in?? I keep trying to get back there, but did not work in Real Estate when I was up there. I figure if we do make it back this is what I will doing, so I am curious.

I know my sister is having a heck of a time selling her home, actually 3 of them are!! The market just doesn't seem great up there for selling, at the moment. Though in all fairness, one is WAY over priced, the other is way old and then the last one is out in Holden.
