WHY SHOULD WE USE A LENDER THAT YOU RECOMMEND? BUYERS FAQ

There are as many or more lenders as there are Realtors®, so why do you want us to use the one that you recommend?

First of all, let me say that we do not receive any monetary benefit from referring you to a lender or any other vendor that we use.

We recommend people because they are professional and get the job done.

We have a track record and relationship and we know that when these lenders say they will do it, it will be done. If they say you can get the loan, you will close on your house. If they say we can close in 30 days, we will close in 30 days. If they say the interest rate is 3.5%, that's what it will be at the closing table. No funny stuff, no smoke and mirrors - just old fashioned truth and hard work to get your loan closed on time.

We have experienced more than a few times, where people have their own lender and the deal comes dangerously close to blowing up and/or there is a delay in closing, and last but not least, the original terms that were so enticing to use this lender, turn out to be bait and switch as "that program is no longer available to you" because of your credit score, your debt to income ratios, or whatever they make up to switch you to the loan they really want you in.

It's not that there aren't great lenders out there that we don't know. It's just that we don't know them and we don't like to experiment with our buyers on such a large investment.

If you want a guaranteed smooth road to closing, then let us recommend a lender. We will recommend several and you can interview them if you like. Some of them have different types of loans that work better for some buyers than others.

Frank and Sharon - You wrote perfectly on the subject. People sometimes think that we must have a monetary gain in recommending people, be they the mortgage broker, attorney or the inspector. No, we just good, competent people around us that we can refer to our clients.

Amen ... there is nothing more frustrating than dealing with a lender who doesn't measure up to who you are used to working with.
