Only God can make a treeToday I showed two houses to a client. Both houses had the same floor plan, were in the same neighborhood, and were priced about the same.

 

The first house was completely updated with granite countertops, new tile in the bathrooms, wood flooring throughout, new roof and a new AC unit. The backyard was nicely landscaped with flowers, a couple of medium-size trees and some shrubs.

 

The second house had forest green formica countertops, dated wallpaper in the bathrooms, forest green carpet in two bedrooms, laminate wood flooring in the office and hallway, marble tile in the entry, and slate tile in other areas. The AC was original to the house (built in 1985) and the roof was 10 years old. The backyard was nicely landscaped with six huge trees that formed a pretty canopy of shade over the yard dotted with flowers and shrubs.

 

Now, if I were going to put money on the house my clients liked best, I would have put it on the house that was completely updated and had a new roof and AC unit. And…I would have lost all of my money!

 

My clients preferred the house with the mis-matched flooring, the ugly green countertops, and the antique air conditioning unit! Why? Because of the trees!

 

“I can buy new countertops and flooring, and I can get rid of the wallpaper,” my client said. “But I can’t buy big trees like these.”

 

I was reminded of a line from Joyce Kilmer’s classic poem, Trees.

 

 

Poems are made by fools like me,

But only God can make a tree.

You cannot do a tree with staging.  At least not a really good tree.  Great post.

Hi Rose!  

You just never know what will make a connection with a buyer.  I like the poem by Joyce Kilmer.  I always pray for God to bring the right buyer to every house I stage.  He knows just what buyer will fall in love with it!  Great post Rose!!!

That is a buyer with a good long term view. Decades for the trees but only months or maybe years to get the house updated (depending on finances!)
