Hi Jeanne and Ralph, often I have buyers ask "I need pre-approval just to see a house?" I tell them yes, as I think to myself "I am not wasting my time if you can't get a mortgage".
HA! In my area, a written offer without a pre-qual or pre-approval letter will even be considered serious.
An agent taking the time to even write one MUST know that it will go NOWHERE.
Jeanne and Ralph, as a Buyer's Agent, I only work with those who have their pre-approval. I am from Lenn's area (see comment above) and agree with her. Thanks for a good post.
You need a preapproval letter, beacuse many folks that are out there, unfortunately can't buy for one reason or another. This is true now more than ever. Great post!

Great post and reminder about WHAT IS important in real estate. The buyer's real buying power. Without a pre-approval letter that is current, all everyone involved with a buyer not pre-approved is wasted time and someone else's precious life.
