FAQ ~ When Is It Time to Change Agencies and How Often Should I Do It?

Houses are staying on the market longer in this economic climate and this willFAQ sometimes lead sellers to wonder, “When is it Time to Change Agencies and How Often Should I do it?”.

There is no one “right” answer, but here are a couple of situations that might indicate changing is a good idea. If the answer is “YES” to the various scenarios…it might be time for a change.

Did your agent neglect to give you guidelines of fair and aggressive pricing plus tips on making your house “showing ready”?

Did your listing just expire and this is the first time you’ve heard from your agent since you signed the paperwork? Or worse, did it expire a month ago and you STILL haven’t heard from the agent?

Are the photos of your house terrible quality and in spite of you informing the agent of the bad pictures a couple of times STILL unchanged?

Is the descriptive written narrative of your house decidedly inaccurate? Is it poorly written, badly spelled, awful grammar? Is the yard “For Sale” sign in bad repair or still hasn’t been installed? After notifying your agent of your dissatisfaction, is it STILL unchanged?

Have you googled your address on the internet and not found any mention of your house for sale?

It may be time for a change.

Try to change agents by making an informed decision the second time around. Hopefully, it will make all the difference in the world. Ask someone else who has their house for sale what they think of their agent. In my opinion, listing with a different agent the second time around usually doesn’t raise eyebrows in the real estate agent community. They can often tell WHY a different agent was necessary.

Changing more than twice could signal that the difficulty wasn’t with the agent. If you answer “YES” to the following, it might still be time for a change.

Did your agent initially give you guidelines of fair and aggressive pricing, but you thought you knew better and insisted on pricing your house 30% higher?

In answer to the agent’s suggestions that you de-clutter your house, cut your grass, investigate the cause of odors and remedy it, fix the front door knob, replace the rotted deck board, take down the flocked and reflective wallpaper and replace with fresh, neutral paint, or replace the cracked counter top, did you dig in your heels and proclaim…it’s still my house…if the buyer wants to change anything then they can just make an offer and buy the house?

Did your agent ask you to keep your house in showing shape when you left for work so agents could show on short notice? Did you respond that you would need 24 hours, 48 hours or the house can only show on weekends?

It’s still time for a change. Time to change your mind about selling your house and quit worrying about “When is it Time to Change Agencies and How Often Should You Do It?”.

  It may be the agent....and then again...is it the Seller hanging on to a price that will never happen...are showings easily accomodated ....is the house in showing condition ?  All dressed up and ready to sell....with the right price..it will !

Changing agents or changing companies.  Marketing is everything....I tell seller client to google their address and see what comes up...Sometimes they do not like what they see...Zillow will say their home is worth such and such and it really is not.   Mistakes also are glaring them right in the face like the tree faces....If they don't check they never know...

Richard, I love the tree faces.  Sometimes it is a shocker when people google their address.  If they would do that right after listing though, many things could probably be taken care of easily.  Thanks.

Hi Mona,

I hear client's tell me that the Realtor could not sell the home in six months so they want to change Realtors.

I tell them to leave it with the agency they are with unless the agency has done nothing to promte the sale of the home.

There are a few homes that get lost in the shuffle of day to day operations.

Then change to a more reliable agency.

Clint, sage advice.  There should be a reason to change, new agencies don't always mean something positive.  Sometimes they do though.

Good morning Mona,

There should be a reason to change and not just because the home didn't sell! I got a call from a seller whose listing was going to expire in 20 days. She was upset her home hadn't sold. She was thinking of taking it off the market or wanted me to list it. I told her don't take you home off the market at prime time selling. I reviewed the marketing the agent had done and I wouldn't really be doing much different. They had been life long friends and I was not going to get in the middle of anything! I told her to keep the listing with her agent and it would sell..it went under contract last week:). Sometimes we just need to take an extra sose of patience!

Hello again Mona. I thought this was directed at agents, not principals. Anyway, it isn't easy in NJ to extricate yourself from a listing. Unless the agency gives you an unconditional release you can't get out. I offer that to any potential seller because I am confident I will do what I promise and then some.
