Houses are staying on the market longer in this economic climate and this will sometimes lead sellers to wonder, “When is it Time to Change Agencies and How Often Should I do it?”.
There is no one “right” answer, but here are a couple of situations that might indicate changing is a good idea. If the answer is “YES” to the various scenarios…it might be time for a change.
Did your agent neglect to give you guidelines of fair and aggressive pricing plus tips on making your house “showing ready”?
Did your listing just expire and this is the first time you’ve heard from your agent since you signed the paperwork? Or worse, did it expire a month ago and you STILL haven’t heard from the agent?
Are the photos of your house terrible quality and in spite of you informing the agent of the bad pictures a couple of times STILL unchanged?
Is the descriptive written narrative of your house decidedly inaccurate? Is it poorly written, badly spelled, awful grammar? Is the yard “For Sale” sign in bad repair or still hasn’t been installed? After notifying your agent of your dissatisfaction, is it STILL unchanged?
Have you googled your address on the internet and not found any mention of your house for sale?
It may be time for a change.
Try to change agents by making an informed decision the second time around. Hopefully, it will make all the difference in the world. Ask someone else who has their house for sale what they think of their agent. In my opinion, listing with a different agent the second time around usually doesn’t raise eyebrows in the real estate agent community. They can often tell WHY a different agent was necessary.
Changing more than twice could signal that the difficulty wasn’t with the agent. If you answer “YES” to the following, it might still be time for a change.
Did your agent initially give you guidelines of fair and aggressive pricing, but you thought you knew better and insisted on pricing your house 30% higher?
In answer to the agent’s suggestions that you de-clutter your house, cut your grass, investigate the cause of odors and remedy it, fix the front door knob, replace the rotted deck board, take down the flocked and reflective wallpaper and replace with fresh, neutral paint, or replace the cracked counter top, did you dig in your heels and proclaim…it’s still my house…if the buyer wants to change anything then they can just make an offer and buy the house?
Did your agent ask you to keep your house in showing shape when you left for work so agents could show on short notice? Did you respond that you would need 24 hours, 48 hours or the house can only show on weekends?
It’s still time for a change. Time to change your mind about selling your house and quit worrying about “When is it Time to Change Agencies and How Often Should You Do It?”.
