Mr. & Mrs. Buyer: Here Is What You Need To Do In Order To Work With Me:

•1. Apply as a potential Buyer either by phone or e-mail.

•2. I will INTERVIEW you at length. I will do this without ANY distractions. I will ask you a lot of questions and I will take notes.

•3. We will communicate by phone and e-mail several times.

•4. You will get prequalified by a good lender, who will tell both of us what price range we need to stay in.

•5. We will meet in my office and have a good FINAL INTERVIEW. At that time, I will ask you to sign an Exclusive Right To Buy Agreement, which makes me your sole Agent. If you buy ANYTHING within the next 6 months, you agree to pay me a commission of at least 3%, even if you buy directly from a FSBO.

•6. When we actually go see the properties that I have CAREFULLY selected for you, based on the many questions you have answered during our previous e-mails and phone calls, I will ask you to grade each property from 1 to 10, (1 being the worst, 10 being the best). I will also ask you for specific likes and dislikes. If we don't find your perfect property during our first showing, knowing the details of your particular taste will help me assemble a better array of choices for our next showing.

Mr. and Mrs. Buyer, I know that I will find the perfect home for you, and I will help you thoroughly analyze current values of comparable properties sold and arrive at a fair offer for the Sellers. I will help you negotiate the best price and terms for the home, and even help you analyze the many financial choices available, so you can make the very best buying decision possible.

Mr. and Mrs. Buyer, I know that my 20 years of experience and erudition will translate into a very clean contract, with just the right contingencies for your protection, anticipating any possible bumps in the road, and guiding you towards a safe and gratifying purchase.

Me and my team will help you with every detail of the closing, your utilities, your HOA, the kids' schools, we'll give you access to all our professional service providers, from the best decorator, or handyman to the best dentist.

I made the decision during my first week in Real Estate that I would never go show a property to a stranger. I decided that I wanted to be the one in control and I set up my system of meeting my prospective clients at my office for a thorough conference. It was the best professional decision ever made. I keep hearing horror stories from other agents driving all over town to show property and when they get there, the prospect is gone. Taxi driving stories... All of them sad stories of time and effort wasted.

Great gameplan! I really do like that you "spell" it out. I think sometimes we fall back on the fact that "we" have read the forms and gone through the motions so many times that we may just assume that the buyer (or seller) knows what to expect.

I think that works great for a established agent. But if you are a new agent its hard to turn away anyone.

I NEVER went out "blind" and show properties. My first week in Real Estate, I asked the prospects to come to my office, confer first and find out exactly what they needed, then go see properties. During my very first week of Real Estate I had three transactions. If you don't think you're worth it, neither will your clients. Hold your head up high, and demand what you are worth.

You give your clients 100%, and they have their unique responsibilities to you as well... it's a two way street. They will respect you for it.

Jeff, please just employ my method for two weeks, then come back and tell me how it works. You will be amazed by the results!

Do you take their children for collateral? Joking!, You have established a great business practice that keeps away those who are most likely unwilling to buy anyway.

I would. Sometimes they actually offer them to me, and not as collateral either.

You are right; it does keep the tire kickers away.

Did I mention how brutal I am with the Sellers? One fired me even before he hired me yesterday, because I told him that the appraisal he had done on his home two months ago was $ 100,000 over what the property could sell for (20% over reality). Immagine that: an inflated appraisal; he just couldn't wrap his head around that. He'll waste another agent's time... not mine!

Time & Knowledge are the only commodities we've got in this business... Make the most of both!

What a wonderful post, Mirela. I try to follow those same rules. Occasionally they get bent for the most part I try to ward off tire kickers, too.

Personally, I've never had a problem with being "demanding". I do very well with the clients that nobody else can handle. I delineate the boundaries early on, and they are very happy to invest with me (they somehow like not being able to push me around; go figure...)

VERY nice.....how is your feedback on being very proactive and business-like?....don't get me wrong, I like it very much.

I'm not sure how palatable it is, but the results are very good, and my clients are very happy and willing to work within those guidelines. My clients know that once I take them on as clients, they will be well taken care of. I care about their financial health just as much as they do (sometimes I think I care even more; it's personal with me, because I consider myself successful, only when I make them successful).
