In the state of Texas we have uniform inspection reports for our state licensed inspectors. It is a very thorough list checking the roof, water heater, HVAC systems, appliances, foundation, electrical, sprinkler systems etc. See inspection report. In addition they are required to write up new code items but don’t expect the sellers to bring their homes up to current codes.

Inspector’s fees vary; some take pictures to further clarify their reports, some offer a warranty for so many days. It is good to get a recommendation from family, coworkers, friends, or a list of inspectors from your Realtor to identify an inspector to inspect a home you are purchasing.

In addition a state Wood Destroying Insect Report is needed to check for termites, carpenter ants, other critters and conducive conditions. Some inspectors are also licensed to perform this inspection or you can use a Pest Control company.

These inspections are necessary to complete because in the state of Texas you are purchasing the house “as is”. During the negotiated option period you are doing your due diligence to distinguish any major concerns you were unaware of that are not functioning as they were intended. You would then request the seller to repair the items in question.

Hi Dorie, These Home Inspection Reports will certainly give the buyer a true picture of what is going on with that home. Every buyer does need to exercise their options to have these home inspections. Adding that Wood destroying inspection is always a great idea too.

Dorie: It makes perfect sense to have the inspection done, even if buyers don't expect sellers to repair everything, so there is a baseline that the new homeowners can use if they decide to do repairs themselves.

The seller will most often complete some repairs for items that are not functioning but the buyer has to be realistic.
