Dorie, I was asked this question just today. Do I have to be physically in town for closing? No. In fact neither side is going to be here. Isn't it great to be able to utilize technology to make things happen!

We have to be ready for everything, and long distance or POA closings are no problem...anything to make it easier for all parties to close the deal!
Good post on reminding all the parties in a transaction that technology and both FED EX and UPS make things happen and save money for buyers and sellers relocating!
Dorie, this time of year we sometimes have buyers or sellers traveling abroad. They need to go the the US embassy in that country to have deeds notarized. That maybe a major undertaking which must be planned in advance.
Dorie, since my husband and I work in tandum, often we both dont go, but rather cover for each other.

Our title companies draw up the POA for our clients and it is specific for the real estate transaction. I just had my seller sign closing documents the day before the buyer..just as an FYI we had them sign a POA to a friend JUST IN CASE a document came up..they are driving cross country to get to their new destination and would be tough to do try and get a signature or initial. The buyers closed late today and no extra papers for seller to sign so it funded..check wired to their closing in CO!!

You are right about many clients traveling abroad at this time of year. I always have them give a POA to someone to sign for them..it just takes too much planning to get to an Embassy and dilutes their vacation time.

you are doing a great job with these FAQ posts to educate consumers! With relocation it is frequently common to have a POA or a mail away closing, I have done 2 of those in the last week!
Dorie~this was a good reminder/FYI. As a matter-of-fact, you "nudged" me to get back with my seller, because he is a procrastinator about everything and I have to get the paperwork completed by him, because he is now divorced and the ex-wife has just left to go to Chicago for the summer and this will be a bit complicated (not to mention the bankruptcy that held up everything and her still being on title, and the leaky basement.on the half-finished home..and and and....but I have cash buyers who have made an offer TWICE, so we're moving along!)

Dorie, Good options to have. Typically our clients are here in town, but we've had the full spectrum: out of state clients we've never met done via overnighting, POA for a relative, even POA to us to sign for them.
