NH Home Staging FAQ - Does Staging Require Buying New Furniture?
Most New Hampshire sellers are not familiar with Home Staging and their expectations are usually based on TV shows...not exactly "real life" accurate.
Home Staging doesn't always involve the removal and replacement of your furniture. Yes, you can hire a stager to do that, but it's not required.
Sharon Tara Transformations specializes in Home Staging consults for occupied homes. I will recommend replacement when necessary, but whenever possible I use the home owners' existing furnishings. It's surprising what can be done simply by moving things around and "shopping" for accessories within the house.

Professional Home Stagers pride themselves on saving sellers money and finding inexpensive, creative solutions when the furnishings are somewhat lacking in the appeal department.
If you have a vacant property, you will need furniture.... but, it's your decision whether to borrow, rent, or buy. Meet with a professional stager to discuss your options. You don't have to furnish every room. Most stagers can work with all budgets and advise you on which rooms would best benefit from staging.

Lloyd: I actually suggested that the brick in the first picture be painted. They wouldn't do it. Here is my favorite "painted brick" transformation though:

Here here Sharon! My business has taken on more occupied stagings and consultations over the past few years and most of these clients do not have the luxury or extra $$ to purchase or rent additional furniture. The transformations can be just as powerful and marketable as new if done right and working with a home stager. Thank you for sharing and saying it!
Yes, I remember that fireplace from your original post. I like it. I had a feeling you recommended painting the brick and the homeowner didn't like the idea. I think that's common. The used-brick was popular when they bought the home, probably. They liked it then, and still do. It's okay.
You did an amazing job tranforming these spaces -they were very tired and now they are alive. When I stage homes, I only use the client's existing furniture and we sometimes buy new accessories-I think it's most economically efficient.

Lloyd: I've had many sellers not willing to paint brick. It's not an easy sell.
Joanna: I find new bedding to be the most common need. It's rare that I find a bed that's ready for it's close up.

Sharon, you and I have very similar businesses. So often I can even fill in the blanks in other rooms with the furnishings that come out of rooms that are crammed. I just had a vacant flip house where they opted to use their own furnishings. I ended up going to their homes and choosing the pieces for the 'flip'.
Janice: I just had a consult last week where the seller told me on the phone that there was a large family room that was vacant and we needed to discuss rental furniture. No furniture rental needed! She was amazed that I pulled that room together without having to bring anything in. She had plenty in other rooms of the house. Other rooms that were far too crowded, so removing the furniture was a plus! Win Win
I find that in my area, the seller can't afford to vacate until they've sold, so much of the time its an occupied staging and may become an occupied-to-vacant if they have orders (military) and are required to report at a certain date. This makes it tricky, but I try to keep the transition smooth since those sellers are stressed as it is.
Sharon- excellent example of what staging can do. You don't need to empty the bank to make your home "Show Ready",.
Kim: I think this is the most common scenerio right now. It's a challenge working in an occupied home knowing it has to be maintained by the homeowners, but it is totally possible.

I saw this post because of Donna's re-blog. LOVE these pictures - they are so compelling. I am a true believer in home staging, and have even had my stager "shop" my own house to use in empty listings! Nice job, Sharon :)

These before and after pictures are amazing. It really doesn't take much to make a dramatic difference.

I do the same thing around my own home. As the pictures above so clearly prove that just rearranging can breathe new life into a room.
